WHEREAS, the City Planning Commission dtd hold c+ public hearing et the City Hall in the City of Meheim on
July 22~ 1963 et T:00 o'clock P.M. notice of said public headr.g havIng been duly given as cequiced •by
law and in accordence with the provisions of the Maheim Municipal Code, Chepter 18.72, to hear and consider evidence
for and against said pioposed reclessificetion and to investigate end meke findings and recommendetions in connection
thecewi2h; and
{4HEREAS, said Cummission, after due inspection, investigation, and study made by itself end in its behelE, and
after dae considecation of ell evidence and ceports offeced at seid hearing, does find an~ determine the following . fects:
1. Thatthe Anaheim City Planning Commission proposes a reclassification of the above
described property from the ii-3, Multiple Family Residential, Zone to the C-0, Commercial-
Office, Zone.
2. Thet the proposed ceclessification oF subject property is necessery end/or desicable for the orderly end pco-
per qevelupment of the community.
3. That the peoposed reclessiflcation of subject pcopedy does propedy r~lato•to the zones end their permitted
uses locelly estabiisi~ed in clasp p:oximity to subject property and to the zones end their permiited uses geaerally estab-
lished throi!ghout the community.
~}. That the praposed reclassification of subject property does a•equire dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which are proposed to carry the type and quantity of traffic,
which will be gene~ated by the permitted uses, in accordance with the circulation element
of the General Plane

NpW, Tf:EREFORE, BE IT RESOLVED that the Aneheim City Planninp .Commission does hereby cecommend
to the City Council of the City of Maheim that subject Petition for Reclessi~icetioa be eppmved and, by so doing,
thet Title 1&Zoning of the Aneheim N[unicipal Code be amended to ex.clude the above deecribed property from the
R-3, Nul;tiple Famil,y Residential, Zone, and to incorporate sald describe~~ proqerty in the
C-0, Commsrcial Office, Zone upon the following conditions which are.hereby found to be a
necessary prerequisite to the proposed use of the subject property in order to presexve the
sefety and general, welfar.e of the Citizens of the City.qf Anaheimo
lo That the owners of subject property shall deed to the CiLy of Anahaim a si:rip of land
45 fe.et in width, from the c:enterline of the s~reet, along Harbor. Boulevaxd, for street
widening purposes, at the time of developmento °-
2. ~That trash storage areas shall be provided in accordance with approved plans on file
