RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim un
AuguSt 19~ 1963, at 2:00 o'clock P.M., notice of said public hearing having been duly given es required
by 2aw and in acco:dance with the pcovisions of 4he Anaheim Municipal Code, Chepter 18.72,to hear and consider evi-
dence for and against aeid proposed ceclassification and to investigete end make findings end recommendetions in
connection therewith: ar.d
WHEREAS, said Commission, after due inspection, investigetion, end study made by itself end in its br.huii,
and after due considecation of all evidence and ceports offered at seid heering, dues find end determine the following
facts:
1. That the petitioner proposes a reclassification of the aboe~e desccibed property from the R-A9 Residential
Agricuituril, Zone to ~he R-3, Multiple Family Residential, Zone to establi.sh a one and two-
story multiple family planned residential development with carportso
2. That the proposed reclassification of subject property is a compatible use for sub-
3ect property, but the petitioner's plans for development are substandard to the Anaheim
Municipal Code requirements for R-3, Multiple Family Residential, Zoneo
3. That the creation of a"Not A Part" parcel to abut and face onto the proposed devel-
opment will create a future problem for proper development.
4. Tha•~ the Cortui3ssion considered suh3ect petition at three separate hearings in an
attempt to ~btain adequate ingress and egress ior subject pTOP~Stjs in 2ddition te a?i~~=r,g
en~ironuient constituting an improvement over a standard subdivision type of development, but
ths petitioner by stipulation felt that the requests made by the Commission for a standard
street and cul-de-sac, in addition to amendments of the proposed plot plan were not possible for
the designer fo fulfil given the number of dwelling units which the petitioner proposed to
establi.sh on subject propertyo
5. That eight persons appeared, one of whom presented a petition signed by 32 property
owners adjacent to subject property, conditionally opposign subject petitiono
