RF.61(&~, 280 North Wilshiie, ~ Suite 108, Ana;ieim, California, Age~ts of certain rea.l vroperty situated in the City of Ana- heim, County of Orange, StatE of California, described ::n Exhibit "A" attached hereto and referred to herein as though set forth in full ; and WHEF.EAS, tlie City Planning Cammiseion did hold a public heering et the City Hall in the City of Aneheim on August 19~ 1963~ et 2:00 o'clock P.M., notice of said public hearing heving been duly given es required bq lew end ia accordence with the provisions of t3ie Anaheim Municipel Code, Chapter 18:64, to hear aad coasider evidence £or en3 egainst said pcoposed conditioaal use and to investigete and make findings end recommendetions in connr.ction thetewith; end ~ WHEREAS, said Commiaeion, after due 3napection, investigatian, and study made by itself and in its behalf, end efter dvtr cronsideration of all evidence and eeports offereci et sai3 hearing, daes find end deteemine the following fecta: 1. Thet the ptoposed ase is propeely oae for which a Conditionel Uae Permit is euthorized by this Code, to wit: establish a one and two-story multiple family planned residential development with carports, 2e That the proposed development of subject property is a compatible use, but the peti~tioner's plans for development are substandard to the l±~aheim Municipal Code requiremepts for R-3, tuiultiple Family Residential, developmento 3. That the creati~n of a•"Not A Part" parcel to abut and face onto the proposed dsvelop- ment will create a future problem for proper developmento 4. That the Cormnission considered sub~ect petition at three separate hearings in an attempt to cbtain adequate ingress and eoress for sub3ect property, in addition to a living environment constituting an improvement over a standard subdivision type of development, , but the petitiotter by stipulation felt that the requests made by the Commission for a standard street and cul-~e-sac, in addition to amendment:~ of the proposed plot plan wer.e not pussible for tha designer to fulfil given the nuinber of dwelling units which the petitioner proposed . to es~ablish on s~~i~~ect proptrtyo 5. That eight (8) pexsons appeared, one of whem presented a petition signed by thirty- two (32) property owners adjacent to sub3ect property, conditionally opposing subject petition.
