That the petitioner requests a variance fmm the Anaheim Municipal Code: SeCtion 18~640020 (4) which requires a•miniinum wi@th of not less than 70 feet on R-1, One Family Residential, Zone I.ots, to permit the subdivision of subject property in accordance with Tentative Map of Tract No. 5250, 2. That there sre exceptionel or extraordinary circumstsnces or conditions applicable to the property involved or to the intended use of the property thet do not aaoly eenersl]y to the orooerty or alass Of Ifqp in rt,> ~_~ ~_;~;~ ~ and zone. - . . 3. That the requested variance is necessary for the preservation and enjoyment of a substantia! property right possessed by other property in the seme vicinity and zone, aad denied to the pmperty in question. 4. That a~i.n21 Tract Map of subject property be recorded in the offica of the Orange County Recordere , 2. That the owners of sub3ect property shall deed to the C3ty of Anaheim a strip of land 32 feet in width from the centerline of the stre~t, along Nutwood Street, for street vaidening ~ purpoees. , 3. That street improvement plans shall be prepared 2n~ all engineering requirements of the ~ City of Anaheim along Nutwood Street, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be completed as required by ~ ~the City Engineer and in accordance with standrad plans and soecifications on file in the office of the City Engineer; and that a bond in an amr~unt and form satisfactory to the City of Nnaheim shall be posted with the City to guar.antee the installation of said engineering requirements. 4. That the owners of subject property shall. nay to tha ~ity of Anaheim the sum of $2.00 per front foot, along Nutwood Street, for street Iighting pu*pcses> 5.
