Thet the petitioner p~poses e reclassification of tha above described property from the R-A Residential Agricultural, Zone, and the R-3, Multiple Family Residential, Zone, to the C~1, Neighborhood Commercial, Zone, ta construct a furniture storea 2. ' r y, f. t i;. ! :~ F 4 ~ E ~ 2` \'f ~~~ NOW, Th'~'REFDRE, BE IT RESOLVID that the Anaheim City Planning Commission does hereby recommend to the City Council of the City of Anaheim that subject Petition for P,eclassificatiort be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from the R-A, P.esidential Agricultural, and R-3, Multiple Family Residential Zones, and to incorporate said described property in the C-1, Neiyhborhood Commercial, Zone upon the following cor,ditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim. 1. That the owners of subject property shall deed to the City of Anaheim a strip of land 53 feet in v+idth from the centerline of the street along Euclid Street for street widening purposes. 2. Tl~at street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Euclid Street, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be completed as required by t}:e City Engineer and in accordance with standa_.1 plans and specifications on file in the Office of the City Engineer, and that a bondin an zmount and for.m satisfactory te the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirementso 3. That the owners of subject property shall pay to the City of Anaheim the sum of $2v00 per front foot along Euclid Street for street lighting purposeso 4. That the completion of these reclassification proceedings shall be subject to the granting of Variance No~ 1595. 5. Tllat the owners of subject property shall deed to the City of Anaheim a three (3) foot overhang easement along the northerly boundary of subject proper.ty. 6. That Condition Nuso 1, 2, 3, and 5, above mentioi~ed, shall be complied with within a period of 180 days from dai:e hereof, or such further time as the City Council may grant. 7. That the property owner shall deed access rights to the City of Anaheim, from subje~t property to Catalpa Avenuee 8a That subject property shall be developed substantially in accordance with plans and specifications an file with the City of Anaheim, marked Revision Noo 2, Exhibit Nos. 1 and 2. 9o That treewells shall be provided'at approximately forty (40) foot intervals in the Euclid Street parkway abutting subject property, that plans for said treewells ar.d planting of trees therein, shall be submitted to and approved by the Superintende:~t of Parkway Maintenance, and said treewells shall be planted with trees prior to final building inspectiort. 10. That a six (6) foot masonry wall shall be constructed along the north, west, and south property lines surrounding the westerly parking area as shown on Revision No. 2, Exhibit No. 1. 11, That the sixty (60} foot building setback established on Euclid Street shall be maintained as indicated on Revision Noo 2, Exhibit No. lo THE FOR~OING RESOLUTION is ~igned and approved by me th' 2 day o£ September, 1963.
