WHEREAS the City Plenning Commiesion dId hold a publlc hearing at.the City Hell in the City of Aneheim on
September 4' 1~63, et 2:00 o'clock P.M., notice of said public heariag having been duly given as requiced by
lew and in eccoedenco with the provisions of the Aneheim Munic3pal code, Chepter 18.64, to hear end conaider evidence
for arid againsi said propased conditional use end to investigate and meke findings and recommendations in connection
therewith; and '
WHEREAS, said Commisaion, after due ~lnspection, investigation, and study made by itself and in its behelf, and
after due consideiatlon of ell evidence end repotte offered at seid headng, doe~ find and determine the followiag facts:
1. That the proposed uae is pmperly one for which a ~onditional.Use permit is euthodzed by th;s Code, to
' wit: establish a multiple family planned residetttial development with carports, waiver of
the single stoiy height limitation, side ani3 rear yard setback reouirements.
2. Thet the proposed use will aot edversely effect,the adjoining land uses end the g~~ and development of
the azea in which it is proposed to be located.
3. That the size and shepe of the site ptoposed for the use is adequate to allow the full development of the '
pcoposed use in a manner not detrimenYal to tiie particular area nor to the peace, health, safety, and general welfare
of the Citizens of the City of Meheim. .
4. Thet 4ke qranting of the Conditional Use Permit under the coaditions imposed, if any, will not be detrimentel
to the peace, hea2ih, saiety, and generai weliare of the CiEizens of lhe City of Anaheim.
5o That the traific generated by the proposed~use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the area.
bo That under the auti~ority of Section 180640070, waiver of the requirement of garages
in lieu of carpor~ts, the one-stury height limitation within 150 feet of R-A, Residential

. Petition for Conditional Use Permit, upon the following conditians which are hereby found to be a necessary peerequisite
: to the proposed use of the subject property in order to p:eserve the safety end general welfare of the Citizens of the
City of Aneheim:
lo That the owners of subject property shail pay to the Ciiy of Anaheim the sum of $25000
per dwelling unit, to be used for pzrk and recreai:ion purposes9 said amount to be paid•'~
at the time the buildin; permit is issuedo
2o That trast, storage areas shall be provided in accordance with approved plans on file in
the office of the Director of Public Works, prior to final building inspectiono
3o That fire hydrants shall be installed as required and datermined ~o~b2 necessary by
the Chief of the Fixe ~epartment, to be installed prior to final building inspection. '
4o That this Conditional Use Permit is g ranted subject to the completion of Reclassification
Noo 63-64-290
5. That subject property sha11 be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Revision Noo 1, Exhibit No. 1, and
Exhibit Nos. 2 and 30
6o That treewells shall be provided at approximately 40 foot intervals in the Placentia
Avenue parkway abutting subject property9 that plans for said treewells and the planting
of trees thereiny shall be submitted to and approved by the Superintendent of Parkway
Maintenance9 and that said treewells shall be planted with trees prior to final building
inspectiono
