WHEREAS, the City Planning Commission of the City of Anaheim did recelve a verified Petition for Reclassifica-
tionfcom FRANK Wo g IDITH ROSE SACKETTy c~o LoGoSo Corpora•tion9 2120 South Main Street,
Santa Ana9 California, Owners; CHA-RI-FS Go SCH1-~F3-9 433 West 8th Street, Santa Ana,
California, A9ent of certain real property situated in the City of Anaheim, County of
Orange, State of California, described in Exhibit "A" attached hereto and referred to
herein as though set forth in full
; and
WHEREAS, the City Planning Comn~ission did hold a public hearing at the City Hell in the City of Anaheim on
September 16~ 1963~ at 2:00 o'clock P.M. notice of said public hearing having been duly given es requiced bp
law and in accotdance with the provisions of the Maheim Municipel Code, Chaptec 18.72, ta heat and considet evidence
for and against seid pioposed :eclessification and to investigate end make findings end cecommendations in connection
therewith; and '
WHEREAS, seid Commission, after due inspection, investigetion, and study made by itself and in its hehalf, and
after due consideration oE all pvidence and reports offered at seid hearing, daes find end detemiine the following facts:
1, Thet the petitioner proposes a reclassification of the above described property fcom the R-Av Residential
Agricultural, Zone i:o the C-~1, Neighbonc~od Commercial, 2one to permit the establishment
of a service station and resiaurarrt cn Portion "P." a~ to the R-3, Multiple Family Reside:ntial,
Zone, •to establish a three~-story apaxtment complex on Portion "B"a
2. Thet the propased :eclassification oE subject property is necessary end/or desicable tor the orderly and pro-
per developmer.t of the community.
3. That the pcopo~ed reclassification of subject pcoperty does propecly celate to the zones and their permitted
uses locally esteblished in close pcoximity to subject propecty end to the zones end their permitted uses generally estab-
lished throughout the community.
4a That the proposed reclassification of subject property does require dedicatiion
for and standard improvement of abutting streets because said property does relate to
and abut upon streets and highways which are proposed to carry the typ~ and quantity of
traffic9 which will be gEnerated by the permitted uses, in accordan~e ~vith the circulation
element of the General Platto
5, So that a hardship may not be created by landlocking of the northerly portion of
svbject property, the construction on Portion "B" be commenced prior to final building
inspection of Portion "A", as stipulated by the petitionero

NOW, THERE~U;~E, BE IT RE50LVEU that the Anaheim City Planning Commission does hereby
recommcnd to ~he Ci~iy Council of •the City of Anaheim that subject Petition for Reclassification
be approded and, by so doing9 that Title 18-•Zoning of the Anaheim Municipal Code be amended
to ex.clude the above desc•ribed property from the R-A, Residential Agricultural, Zone and to
incorporate said described property in the C-1, Neighborhood Commercial, Zone on "Portion A",
and ~he R-3, Multiple Family Residential, Zone, on "Portior, B" upon the following conditions
which are hereby found to be a necessary prerequisite to the proposed use of subject property
in order to preserve ±he safety and general wel~are of the citizens o£ the City of Anaheimo
