WHEREAS, the City Plennirg Commissian of the City of Anaheim did receive a verified Petition foc Reclessifice-

1121 Goodrich Boulevard, Los Angeles 22, California, Lease Holder of certain real property
situated in ~the City of Anaheim, County of Orange, State of California, described in

September 16~ 1963~ at 2:00 o'clock P.M. notice of seid public hearirtg having been duly given as requiced by
lew and in accocdance with !he pcovisions of ihe Anaheim Municipel Code, Chspter 18.72, to hear and consider evidence
for and ageinst seid pfoposed :eclessificetion and to investigate end make findings and recommendetions in connection

WHEREAS, said Commission, after due inspection, investigation, and study mede 6y itself end in its behalf, end
after due conside:etion of all evidence and repocts oEfered at said hearing, does find end determine the following factis:
1. That tke petitioner pcoposes e reclassificetion of the ebove described property from the R-A~ Residential
Agricultural, and C-3, Heavy Commercial, Zones to the R-3, Multiple Family Residential,
Zone to establish a one and two story multiple family pianned residential developm~nt
on subject propertyo
2. That the proposed reclassification of subject p:operty is necessery end/or desirable for the orderly and pra
per development of the community.

NOW, THEREFURE9 BE IT RES~LVID tha.the Anaheim City Planning Commissior. does hereby
recormnend to the City Council of the City of Anaheim that subject Petition for Reclassifica-
tion be approved, and by so doing, that Title ].8-Zoninq of the Anaheim Municipal Code be
amended to exclude the above described property from the R-A, Residential Agricultural,
and C-3, Heavy Commer.cial, Zones and to incorporate said described property in the R-3, Mul-
tiple Family Residential, Zone upon the following conditions which are hereby found to be a j
necessary prerequisite to the proposed use of sub3ect property in order to preserve the
safety and general welfare of the citizens of the City of Anaheima ~
1. That if the interior streets, as shown on Exhibit Noo 1, are to be dedicated to the
City of Anaheim, a trac.t map shall be recorded in the office of the County Recorder of Orange
County.
2o That if the interior streets, as shown on Exhibit No, 1, are to be maintained as
private streets the following recommendations are requireda „
ao That the interior streets be improved to City standards, including street lights,
and improvement plans submitted to and approved by the City Engineero
b. That the owners of subject property shall deed to the City of Anaheim a strip of land ~
thirty-two (32) feet in width from the ceni:erline of the street along Grand Avenue
for street widening purposeso
ca That street improvement plans shall be prepared and all engineering requirements ~
. of the City of Anaheim along Grand Avenue and Lincoln Avenue, such as curbs and :;
gutters, sidewalks9 street grading and paving9 drainage facilities, or other appur-
ten~nt work shall be completed as required by the City Fngineer and in accordance
with standard plans and specifications on file in the office of the City Engineer;
and that a bond in an amount and form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the insta_lation of said engineering requirementse
du That street lights be installed along Grand and Lincoln Avenues, in accordance to 'I
City standards and a street lighting plan approved by the Director of Public Utilitieso~
ea That the property owner pay checking and inspection fees per the Anaheim Municipal
Code for the processing of improvement plans and construction inspectiono '
3. That the completion aF these reclassification proceedings is contingent upon the ~
granting of Conditional Use ?ermit Noo 477~ a
~. That Condition Noo 2, above mentioned, shall be complied with within a period of '~
180 days from date hereofy or such further time as the Cormnission may grant unless a tract ~~
map is to be filedo ~
5. That subject property shall be developed substantially in accordance with plans and ; ~
specifications on file with the City of Anaheim, marked Exhibit Nos. 1 through 7> .
6. That a six (6) foot masonry wall shall be constructed along the north and east ~
boundaries prior to final building inspectiono
70 7hat treewells shall be provided at approximately forty (40) foot intervals in the ~
Lincoln and Grand Avenue parkways abutting subject property9 and on both sides of interior ~
streets along the periphery of subject property, that plans fox said treewells and planting ~
of trees therein, shall be submitted to and approved by the Superintendent of Parkway Mainten- ' a
ance, and said treewells shall be planted with trees prior to final building inspection. i "
8o That a Petition for Variance shall be f31Kd on the "Not A Pari:", located on the south- ~ ~
east corner of subject property to permit the establishment of an R-A, Residential Agricultural~? ~
Zone parcel of less than one acre, and said petition sha11 be filed within a period of 180
days from date hereof, or such rurther time as the Commission or City Council may granto - ~
