WHEREAS, the City Planning Commissioa of the City of Aneheim did eeceive a verified Petition for Conditionel
Uae Permit from LAWRENCE Wo ALLENy 525 South Gilbert, Anaheim, California, Owner; SIGNk~,~OIL
CAMPANY, Lo W. WEAVER, 1221 South Western Avenue, Los Angeles 6, California, Agents of cer-
tain re31 property situated in the City of Anaheim, County of Orange9 State of California,
described in Exhibit "A" attached hereto and referred to herein as thouah set forth in full
; and
WHEREAS, the City Planning Commiaeion did hold a public hearing at the City Hall in the City ~~f A~:4heim on
October 28~ 1963y at 2:00 dclock P.M., notice of said public hearing having been duly given as :~yuired by
law and in accordence with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and consider evIdence
for end egainst seid ptoposed conditional use end to iavestigate and meke findings and cecommendetions ia connection
therewith; end ,
WHEREAS, seid Commission, efter due iaspection, investigation, and study made by itself end in its behelf, end
after due conside:etion of all evidence end reporta offeied at seid hearing, does find aad determine the following faMs:
i. Thet the pmposed nse is properly oae for which a Conditionel.Use Perinit is authorized by this Code, to
wit: establish a service station on subject propertyo
2. That the proposed use will aot edvecsely effect the adjoiaing land uses end the growth md development of
the area in which itis pcoposed to be located.
3. That the size end shepe of the site proposed for the use is edequate to allow the full development of the
pcoposed use in a manner not detdmentel to the particular area nar to the peace, health, safety, artd general welfere
of the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if eny, will not be detrimental
to the peece, health, safety, end general welfe:e of the Citizens of the City of Anaheim.

NOW, THEREFORE, BE IT RESOLVED thet the Anuheim City Plenning Commission does hereby gtant s»hiect
Petition for Conditionel Use Permit, upon the following conditions which ace hereby found to be a necessery pre:equisite
to the ptoposed use of the subject property in order to pcesetve the sefety and genetel welfate of the Citizens of tlie
City of Anaheim:
lo That this Conditional Use Permit is granted sub~pct to the completion of Reclassi-
fication No~ 59-~60•-62~
2~ That trash storage areas shall be provided in accordance with, approved plzns on file
in the office of the Director of Public Works, prior to final building inspectiono
3o That street impravement plans shall be prepared and all engineering requirements of
the~City of Anaheim along Lincoln and Dale Avenues, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or other appurtenant work shall be completed
as required by the City Eng3neer and in accordance with standard plans and specifications
on file in the office of the City Enginee.r~ and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to guarantee the installation of
said engineering requirementso
4o That Ccndition Noso 1& 3~ above mentionedy slca;l be ~ompTied with withln a period
of 180 days from date hereof, or sur•h further time as tne Commission may gTanto
5~ That subject property shall be deve'loped substantially in accordance with adopted
