WHEREAS, the City Planning Commiesioa of the City of Anaheim did receive e verified Petition for Conditionel ~

property situated in the City of Anaheim9 County of Orange, State of California9 described

WHEREAS, the City Planning Commiseion did hold a public hearing at the City Hall in the City of Aneheim on
October 289 19639 et 2:00 o'clock F.M., notice of said public hearing having been duly given as required by
law and in accocdance with the provisioas of the Anaheim Municipal code, Chupter 18.64, to hear and consider evidence
for and against said ptoposed conditionel use and to investigate and meke fiadiags and cecommendetions in connection
therewith; end
WHEREAS, said Commission, after due inspection, investigation, and study ruade by itself and in its behalf, and
after due consideration of ell evideace ead reports offered at said headng, does find and determine the followiag facts;
1. That the p:oposed nsa is properly one for which a Conditional.Uae Peraiit is authorized by this Code, to
wit: establish a` clubhouse, bar9 restaurant, beer garden and dancing, in addition to use of ex-
isting office space where not contained within an industrial service centero
2. That the proposed use will aot arlvecsely affect,the adjoiniag land uses end the growth ead davelopment of
the acea in which it is proposed to be located.
3. Thek the size and shape of the site proposed for the use is adequate to allow the full development of the
proposed use in a mattner not detrimentel tq the particular area nor to the p~ece, health, eafety, and general welfere
of the Citizens of the City of Anaheim, .
4. Thet the grantiag of the Conditionai Use Permit under the conditio~s imposed, if any, will not he detrImental
to the peece, health, safety, and general welfare of the Citizens of the City a[ Anaheim.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Conditional Use Permit, upon the following conditlons which are hereby found to be a necessary prerequisite
to the proposed use of the subject pcoperty in order to preserve the safety and general welfare of the Citizens of the
City of Anaheim:
lo That trash stiorage areas shall be provided in accordance with approved plans on
file in the office of the Director of Public Works, prior to final building inspection or
within 180 days from date hereofo
2o That full parkway concrete sidewalks shall be installed along Clementine Street as
xequired by the City Engineer, and in accordance with standard plans and sp~cifications on
file in the office of the City Engineer9 and further that said parkways shall be provided with
treewells at approximate 40Wfoot intervals; that plans for said tree we11s and planting of
trees therein, sha11 be submitted to and ap~roved by the Superintendent of Parkway Maintenance; '
and that said tree wells shall be pl.anted with trees prior to the issuance of a building permito;
3o That subject property sha11 be developed substantially in accordance with plans
and specifications on fiJ.e with the City of Anaheim9 maxked Exhibit Noso 1& 29 provided that
a11 parking for Phase Noso 1 and 2 sha1.1 conform ~to Code requirements prior to final building
inspection of each phaseo
4~ Tt~at the use of subject property shall be conducted as a non~profiti activity not
open to the general publicy except that tempo•rary rental of the clubrooms to outside non-profit
org3nizations are permitted~
