NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grant subject
Fetition for Variance, upon the following conditions which are heceby found to be a necessery pcerequisite to fl~e pro-
po~.~d use of the subject pcoperty in order to preserve the safety and general welfere of the Citiaens of the City of
Anaheim.
lo. That trash storage areas shall be provided in accordance with approved plans on file
in the office of the Director of Fublic Works9 prior to final building inspectiono
2o That this Var.iance. is granted subject to i:he completion of Reclassification Noa
63-6S-53o
3a That a 3-foot strip of land shall be landscaped . on the Lincoln Avenue frontage and
said landscaping maintaine~99 as indicated on Exhibit Noo 1 on file with the City; that
plans fo.r said landscaping shall be submitted to and ap}iroved by the Superintendent of Parkway
Maintenance; and that said landscaping shall be installed prior to final building inspectiono
- do That a 6-foot masonry wall, as measured from the highest grade level of abutting
properties, shall be constructed along the south ~rcpexty iine adjacent to the single family
development to the south of subject propertp, prior to final building inspectiono
5o That all air-conditioning facilities shall be properly shielded from view from the
street, and from the single famil~y development to the southo
6o That tree wells shall be pro~rided at approximate 40-•fcot intervals in the Lincoln
Avenue parkway abutting sub~ect property; that plans for said tree wells and planting of
tress therein, shall be submitted to and approved by the Superintendent of Parkway Main-
tenance; and said tree wells shall be planted with trees prior to final building inspectiono
