PC 1963-1964-982~, ~~"~.. ,.; ~ ,) ; RESOLUTION NO. 9$2• SERIES 1963-64 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR,RECLASSIFICATION N0. 63-64-54 gE APPROVED WHEREAS, the City Planning Commission of the City of Aneheim did receive e vedfied Petition for P~eclassifica- tionfrom SATOSHI CY YUGUCHI and CECIL KEITH, 2810 West Redondo Beach Boulevard, Gardena, California, Owners of certain xeal property situated ir, the City of Anaheim, County of Orange, State of California, as described in Exhibit "A" attached hereto and referred to herein as though set forth in full , ; and WFiEREAS, the City Plenning Commissiort did hold a public hearing at the City Hall in the City of Anaheim on DeCember 9~ 1963, at 2:00 o'clock P.hI. notice of seid public heering having been duly given es required by law end in accocdence wi4h the provisions of Uie Anaheim Municipal Code, Chapter 18.72, to hear and consider evidence for end ageinst said ptoposed reclassification and to investigate and make findings and cecomm~endetions in connection therewith; and . That the petitionec proposes e:eclassification of the ebove dzscribed property from the R-A~ Residential Agr.icultural, Zone to the R-3,.Multiple Family Residential, Zone to establish a one-story multiple family planned residenti2l development with carportso 2. Thet the proposed reclassificetion of subject property is necessary end/or desicable for the orderly end pro- per development of the community. ~ 3. That the proposed ceclassification of subject pcoperty does pmperly :elate to the zones end their permitted uses locally esteblished in close proximity to subject property end to the zones and their permitted uses generelly estab- liseed thmughout the community. , 4, That the proposed reclsssification of subject p~operty does require dedication for and standar~i improxement of abutting streets because said property does relate tn and abut upon.streets..a~d highways.which axe.proposed to carry the type and quantity of traffic, which will be generat.ed by the permitted uses, in accordance with the ci.xculation ^_ element of the ~ener2l P1an- 5. F I f ~ ~K ~~ v ~ ~ NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City P7aaning Commiseian does hereby recommend to the City Council of the City of Aneheim that subject Petition for Reclassificetion be appmved and, by so doing, thet Title 1&Zoning of the Aneheim Municipal Code be emended to exclude the above described propeety fmm the R-A, Residential Agricuitural, Zone and to incorpor.ate said described property into the- R-3, Multiple-Family Residen:ial, Zoney upon the following conditions which are hereby. found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheimo lo That the owners of subject property shall deed to thP City of Anaheim a strip of land 40 feet in width, from the centerline of the street, along Winston Road for street widening purposes, and the owners of subject property' shall also deed to the City of Anaheim the.necessary street.dedication to insure a@0-foot property line radius on the cul-de-sac. 2o That the street improvement.plans shall.be prepared and ail.engineering requirements of the City of Anahei.m along Winston Road, such' as curbs and gutters9 sidewalksy street grading and paving, drainage facilities9 or nther appurtenant w~rk shall be comp~eted as required by the City Engineer and in accordance with standard plans and specifications on •file i.n-the Office of the City Engineer, and that.a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineer.ing sE.quirementso 3o That the owners of subject property sha11 pay to the City of Maheim the Sum of $2000 per fxont foot, along Winston Road, for street lighting purpose~. Ae That the completion of these reclassification proce~dings is contingent upon the granting of Conditional Use Permit Noa 496~ 5o That..Condition Noso 1, 2, and 3y abo•ve mentioned, shall be complied with within a period.of 180 days trom date hereofy or such further.time as the City Council may grante 6.
