WHEREAS, the Ciry Planning Commission of the City of Anaheim did receive e verified Petition fo: Conditionel ' Use Permitfrom EARL H. DAHLMAN, 2541 East Lincoln Avenue, Anaheim, California, Owner; ROBERT F. WALDRON, 2020 North Broadway, Santa Ana, California, Agent of certain real property situated in the City of Anaheim, County or Orange, State of California, as described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; ; _"..... That the pcoposed uae will aot adve~sely effect the adjoining lend uses aad the growth end development of the area in which it is proposed to be located. 3. That the size and shepe of the site proposed for the use is edequate to allow the full developmont oE the ptoposed use in a menner not detrimentel to the particulac area nor to the peace, health, safety, end generel welfere of the Citizens of the City of Meheim. 4. That the grenting of the Conditionel Use Pemiit under the conditions imposed, if any, will not be detcimental to the peace, heelth, safety, and gene~al welfere of the Citizens of the City of Anaheim. 5. That the petitioner stipulated to construction of the service station in accordance with the basic floor plan submitted provided, however, that the exterior elevations,would be substantially altered through the use of stone or masonry materials, and wood shake roof.ing for maximum compatibility with existing residences to the west. 6. That the petitioner proposes to leave those orange trees on subject property as in- dicated on Exhibit No. 3, until such time as it is necessary to iemove them and replace with blacktop. 7. That the owners of subject property shall deed to the City of Anaheim a strip of land 53 feet in width, from the center line of the street, along Lincoln Avenue for street widening purposes. 3e That street improvementi plans shall be pr.epared and ali engineering requirements of the City of Anaheim along Sun;:ist Street and Lincoln Avenue, such as curbs and gutters, side- v~alks, street grading and paving, drainage facilities, or other appurtenant work shall be completed as required by the City Engineer arid in accordance with standard plans and spec- ifications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the ir.stallation of..said engineering requirementso 4, ihat the owners of subject property shall pay to the City of Anaheim the sum of $2.00 ppr front foot, along Sunkist Street and Lincoln Avenue, for street lighting purposeso 5. That trash storage areas shail be p.r.ovided in accordance with approved plans on file in the office of the Director of Publi.c Works, prior to final building inspectiono 6o That Condition Noso 19 2, 3 and 4, above mentioned, shall be complied with vrithin a period of 180 days from date hereof, or such fur•ther time as the Commission may grenta 7. That subject property shall be developed substantially in accordance with plans and specificatians on file with the City of Anaheim, marked "Exhibit Nos. 1, 2, 3 and 4", and further that subject property shall be developed substantially in accordance with adopted Service Stati:~n Minimum Site Development Standards, provided that stone or masonry materials shall be used for the exterior walls, that a shake roof shall be constructed, as stipulated by the petitioner, and that revised elevations incorporating said materials shall be subject to the approval of Development Raview prior to issuance of a building permito 8.
