January 6~ 1964~ at 2:00 o'clock P.M., not3ce of seid public hearing having been duly given as re9uired by
lavr end in eccocdance with the provieione of the Aneheim Municipal code, Chapter 18.64, to hear and considex evidence
for and egainet seid p:oposed conditionel use end to inveatigate aad meke findings and cecommendations in connecfion
therewith; end •
WAEREAS, said Cocnmiseion, after due inapection, iavestigation, end study made by itself and in its behalf, and
efter due coneidecstion of all evidence end raports offered at said hearing, does find and determine the folloming facta;
I. Thst the pcoposed use is properly one foe which a Conditionel.Use Permit is authorized by this Coda, to
wit: establish a planned professional centei including a fine arts buiidingy medical
building and law and professional buiidings on subject propertyo
2. ~het the proposed use wlil not edcecsely a#fect.the adjoiaing ?and uees end the growth end development of
the area in which itis propoaed to be located. ,
3. Thet the size and shepe of the site pcoposed for the use is adequste to allow the full development ofthe
pcoposed use in a menner not detrimentel to the perticulat erea nor to the peace, health, sefety, end generel welface
of the Citizens of the City of Anaheim.
4, Thet the gcenting of tae Conditional Use Pemut under the conditions imposed, if any, will not be detcimental
to the peace, heelth, safety, and general welfare of the Citizens of the Ciry of Anaheim.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning Comm?ssion does hereby grant subject
Petition for Conditional Use Permit, upon the fallowing conditions which are hereby found to be e necessary pcecequisite

City o: Anaheim:
lo That subject proper±y shail be developed substantially in accordance with plar~s
and specifications on file with tne City of Anaheim9 marked "Exhibit Nos~ ly 2, 3 and 4"~
2a That a 6-foot masonry wali shall be constructed along the scuth and west property
;'; 'lines, where abutting single family resldentiai properties, prior to final building

3o That all structures sha11 be constructed no closer than 15 feet from the abutting
single family developmen•t and that a 8~foot strip of landscaping be provided where subject
