That the etitioner pmposes e reclessification of the ebove described property from the R-A~ Residential Agricultural, ~one to the R-1, One Family Residential, Zone to divide subject property for development with an additional residence on the northerly portiona 2. Thet the proposed reclassification of sub;eot p:ogerty is necesser• end/or desirable for thc o:de:ly and pro- per development of the community. 3. That the proposed reclassification of subject pcoperty doe., aroperly relete to the zones and their pennitted uses locally esteblished in close proximity to subject property end co the zones end their permitted uses generally estab- Iished throughout the community. 4. That the proposed reclassification of subj;~ct property does not require declication for and standard improvement of abutting streets because said praperty does relate to and abut upon streets and highways which are improved to carry the type and quantity of traffic, which will be generated py the permitted uses, in accordance with the circulation element of the General Plano 5. That no one appeared in oppos~i:ion to subject petition. NOW, THEREFORE, BE IT RESOLVED that the Aaahc!m City P"enning Commission does heceby recommend to the City Council of the City of Anaheim thet sebject F^titiutt f~r Reclassificetion be appcoved end, by so doing, that Title 1&Zoning of the Aneheim Municipal Code be amended to exclude the above described propecty from the R-a, Residential Agricultural, Zone and to incorporate said described property into the R-1, One-Family Residential, Zone, upon the following conditions which are hPreby found to be a necessary prerequisite to the propo=ed use of subject property in ordex• to preserve the safety and general welfare of the citizens of the Cit~ of Anaheimo la That sidewalks shall be installed alang West Street, as required by the City Engineer and.in accordance with standard plans and specifications on file in the office of the City Engineer prior to final building inspectiono 2. That a Record of Survey to record the approved division of subject property be recorded in the office of tlie G_ange County Recorder. 3e That Condition Noo 2y above mentioned9'shall be complied with within a period of 180 days from date herof, or such further time as the City Council may grant. 4, That subject property shall be developed substantially in accordance with plans •and specifications on file with the City of Anaheim, marked "Exhibit Nos~ 1 and 2".
