WHEREAS, said Commission, aEter due iaspection, iavestigation, end study made by itself and in ite behelf, and
after due consideration of all evidenca end cepotts offeced at said hearing, doea find and determine the following facts: ~
1. That the psoposed nse is pmperly one for which a Conditional,Use Permit is authodzed by this Code, to
wit: establish a planned residential development with carports, and waiver of the one-story
height limitation within 150 feet of R-A Residential Agricultural, Zoned property.
2. That the pcoposed use will aot edve:sely affect.the adjoining lend uses and the gcowth and davelopment of
the area in which it is propoaed to be located. ,
3. Thet the size and shape oi the site proposed ior the use is auequate to allv~ iha :utl da~-alcpcaer,t of tha
pcoposed use itt a manner not detrimentel to the particular area nor to the peace, health, safety, and general welfare
of the Citizens of the City of Aneheim.
4. That the granting oE the Conditional Use Permit under the conditions imposed, if any, will not be detrimental
to the peece, health, sefety, and genezal welfece of the Citizens of the City of Anaheim. '
5. That und'er the.authority of Codes Section 18064.070, waiver of the one-story
structural height limitation within 150 feet of R-A, Residential Agricultural9 Zoned property, ;
and the construction of garages is heTeby granted to permit development of subject property
with two-story structures and carpo*ts in lieu of the requiree garages.

NOW, TFiEREFORE, BE IT RESOLVED thet the Anaheim City Planning Commission does hereby grent subject
Petition for Conditional Use Permit, upon the following conditions which ace hereby found to be a necessery prerequisite
to the proposed use of ~he subject propecty in order to preserve the safety and general welfere of the Citizens of the
City of Anaheim: ,
lo That the owners of subject property shall pay to the City of Maheim the sum of
$25~00 per dwelling unit9 to be used for paxk and recreation purposes, said amount to be paid
at the time the building permit is issueda
2o That trash storage ar~as shall be provided in accordance with approved plans on file
in the office of the Director oF Public Works9 prior to final building inspection.
3. That fire hydrants shall be installed as required and determined to be necessary
by the Chief of the Fire Departmenty to be installed prior to final building inspection.
4o That the sidewalks shall be installed along "E" Street, as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of
the City Engineer prior to final building inspection~
5o That ihis conditional use permit is gxanted subject to the completion of
Reclassificaiion Idoo 03-04•-750
6~ That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked "Exhibit Noso 1 through 5"9 as amended
herein.
7o That the landscaping and sidewalk shall be installed between the west central guest
