NQx-th 18 acres of the East 30 acres of the Northeast quarter. o£ the.Northwest.quarter of Section 13, Township ~3 South, Range 11 Westo So B. Bo 8 Mo; Excepting ther.efxom the_IVortli 66 feet as conveyed to the State of California by deed recorded October 15, 1956 in Book 3575, page 56 of Official Records ; and ,~ ~ i ~ i i; i i ' +i a :~ i 1~ a ; I ~; ~ I .i i :j ~J J ..; :i ~, =,:~ :, i :~ . ~ WHEREAS, the City Planning Commissiort did hold e public hearing et the City Hall in the City of Anaheim on February 3~ 1964~ at 2:00 o'c.lock P.M. notice of said public hearing having been duly given es cequired by law end in eccocdance with the provisions of the Maheim Municipel Code, Chepter 18.72, to hear and consider evidence for and' ageinst said pioposed ceclassificetion and to investigete and meke findings end recommendations in connection thecewith; and _ WHEREAS, seid Commiasion, after due inspection, investigatlon, and study made b;~ itself end in ita behalE, and e$er due coasideration of ell evidence and repods offeced at seid hearing, does find end determine the folloming fects: ' 1. Thet the petitioner proposes a reclessification of the ebove described property from the R-3~ Multiple Family Residential, Zone to the C-1, Neighborhood Commercial, Zone to construct two commericai buildingso 2. Thet the proposed reclassificetion of aubject property is necessary end/or desireble for the orderly and pra per development of the community. 3. That the proposed reclassificetion of subject propeety does properly celete to the zones and their permitted uses locelly estebliahed in close proximity to aubject p:operty and to the zones end their permitted uses gene:ally esteb- lished throughout the community. 4, That the proposed reclassification of subject property does not require dedication for ' and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are improved to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 5. That the petitioner stipulated that a 6-fuot masonry wall would be constructed on the south property line, except across the access drive, and on the east and west property line. 6. That the petitioner stipulated that a s3yn would be posted at the entrance of the private access drive which would indicate "This is a Private Street"a 7, That no one appeared fn opposition to subject petitiono Rl-A -1- :r,..;_ ;, ~ 1 ~ ...~ ~ ~ ~~,~~ ~ ~ _L ~ ` ~ ~. ~ y~' ~ NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City PlennIng Commission does hereby recommend to the Ciry Council of the City of Anaheim that aubject Petition for Reclessification be appioved end, by, so doing, thet Title 1&Zoning of the Anaheim Municipal Code be nmended to exclade the above described property from the R-3, Multiple.Family Residential, Zone, and to incorporate said described property into the C-1, Neighborhood Commercial, Zone, upon the foliowing cor.ditio4s which are hereby found to ~ be a necessary prerequisite to the proposed use of sub,ject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim< ~ lo That trash storage areas shall be nrovided in accordance with approved plans on file ~ in the office of the Director of Public Works9 prior to final building inspectiono 2~ That the owners of subject property sha11 pay to the City of Anaheim the sum of 15¢ ~~ per front foot zlong Lir,coln Arrenue, for tree planting purposeso 3o That Condition Noo 2, above mentionedy sha11 be complied with within a period of 180 W days from date hereof, or such further time as the City Council may granto 4, That subject property sha11 be developed substantially in accordance with plans and specifications on f ile with the City of Anaheim, marked "Exhibit Noso 1 throu~h 3"0 5. That all air-conditioning f acilities shall be properiy shielded from view from • abutting streetso bo That'all landscaping indicated on Exhibit Noo 1 shall be provided and maintainedy that plans for said landscaping shall be submitted to and approved by the Superintendent of Parkway Maintenance; and that said landscaping shall be installed prior to final building inspectiono 7o That a 6-foot masonry wall shall be constructed along the south property line except across the access drive9 and on the west and east pro~erty 1ir.es, prier te f:nal buildiag inspectiono . 8.
