Thet the petitioner proposes e reclessificetion of the ebove descdbed property from the R-A~ Residential Agricultural, Zone to the C-2, General Commercial, Zone for the future development of subject property for a service station site and neighborhood shoppin~ center. 2. Thet the proposed reclassificetion of subject property is necessary and/or desirable for the orderly end pra per d~velopment of the community. 3. Thet the proposed reclessIficetion of aubject property does properly relate to the zones end their permitted usea locally established in close proximity to subject propedy and to the zones and their permitted uses generally esteb- lished throughout the commucity. 4. That the proposed reclassification of sub~ect property does require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 5. Tliat the pr.oposed reclassification of subject property to the C-1, Neighborhood Commercial, Zone is necessary and~or desirable for the orderly and proper development of the community. 6. NOW',THrREFDRE9 BE ITi,_~`~SOLVID that the Ananeim City Pl;fr;ning Commissitn does hereby recommend to the City Council of the City of Anaheim that subject Petition for Reclassification be appro~•ed and, by so doingY that Tit1e 18•-Zoninq of the Anaheim Municipal Code be amended to exclude the above described property from the R,-•1, One-Family Residential, Zone, and to incorporate said described property ?nto the C-•1, Neighborhood Commercial, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general we7fare of tha citizens of the City of Anaheimo lo That the owners of sub~ect property shall deed to the City of Anaheim a strip of land 4F-feet in widthy from the center line of the street, along Dale Avenue, for street widening purposeso 2e That street improvement plans sha~l be prepared and all engineering requirements of the City of Anaheim along Lincoln Avenue and Dale Avenue, such as curbs and gutters, sidewalks, street grading and paving9 drainage facilities9 or othe•r appurtenant work shall be comp'leted as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City EnginEer; and that a bond in an amount and form satisfactory to to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirementso 3o That the ovmars cf subject property shall pay to the Gity of Anaheim +.he sum of $2.00 per front foot9 along Lincaln Avenue and Dale Avenue9 for street lighting purposeso 4a That trash storage areas shall be provlded in accordance with approved plans on file in the office of the Director of Public Works9 at approved 'locatio~is, prior to final building inspectiono 5e That the o::mers of subject preperty sha11 pay to the City of Anaheim the sum of 15~ per front foot along, Lincoln Avenue and Dale Avenue, for tree plantino, purposeso 6o That Condition Noso 1., 2, 3 and 59 above mentionedY shall be complied with within a period of 180 days from date hereofy or such further time as the City Council may grant. 7. That subje~ci property shall be developed substan•tial'ly in accordance with plans and specifications on file with the City of Anaheimy marked "Exhibit Noso 1 thro~agh 3", as amended herein. 8. That the r,lot plan shal'1 be revised in accordance with the 225-foot depth of subject property e.s measured from Lincoln Avenue~ that a 35-foot setback sha11 be main•tained from the planned highway r.ight-of-way line of Lincoln Avenue and a 10•-foot setback shall be maintained from the Dale Avenue right•~of-way line; that said setback areas shall be landscaped prior to final building inspection and maintained an that the proposed parking areas shall be developed in accordance with the Parking Space Dimension Standards adopted by a resolution of the City Councilo 9.
