That the ~~ting of the Cor.d3Lona1 Use Permit under the condiHons imoosed, if any, will not be detcimental to the peace, health, safety, end general welfere of the Citizens of the Ciry of Aneheim. i 5o That under the authority of Codee Section 16064.070, waiver of garages to construct carports, and-the one-story height limitation within 150 feet of R-A, Residential•.Agricultural9i Zoned property ~o construct a one and two-story planned residential development is hereey granted. • 6o That under the authority of Codes Section 18a64o070, waiver of the requirement that ~ there be no encroachment into the rear 25% of the side yards of subject property is hereby granted to permit an encroachment o£ caxports within the required side yards within the~rear 30% of subject property. 7. That no one appeated in opposition to subject petitiona .~. 1~ ~ ; NOW, THEREFORE, BE IT RESOLVED that the Anaheim Cit,y Plaaning Commission does hereby grant subject Petition fot Conditional Use Petmit, upon the following conditions which are heceby found to be a necessa.,y precequisite to the pcoposed use of the subject property in order to preserve the sefety and genecal welfere ofthe Citizens of the City of Aneheim: lo That the owners of subject property shall pay to ihe City of Anaheim the sum of $25000 per dwelling unit to be used for park and rec.reation purposes, said amount to be paid at the time the building permit is issued. 2a That trash storage areas shall b2 p:~vtried in accordance with approved plans on fila in the office of the Director of Publi: W~r~csg prior to final buiiding inspectiono 3o I'hat fire hydrants shall be insta'iled ss r~quired and determined to be necessary by the Chief of the fiire Department9 to be :i.hstail.ed prior to final buiiding inspection~ ~ 40 'ihat this conditional use permit is ura~t~ad subject to the conpletion of Reclassificat~' ion Noo 63-64-660 5.
