PC 1963-1964-1070.._. .,,~ ~ ~ ; ~ RESOLUTION N0. 1070, SERIES 1963-64 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF !~NAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION N0. 63-64-82 HE APPROVED WHEREAS, the City Planniag Cammission of the City of Anaheim did receive a verified Petition for Reclassifica- tionfrom VICTOR BALDERHAUSEN, 531 South Harbor Boulevard, Anaheim, Califorr.ia, Q,vner; .<': CEDRIC A..,WHITE, JR., 125 South Claudina Stxeet, Anaheim, California, Agent of certain ` real•property situated in the City of Anaheim, County of Orange, State of California, ~=`", as.described in Exhibit "A" attached hereto and referred to herein as though set forth „ in full ~; • ; and ' WHEREAS, the City Plenning Commission did hold a public hearing et the City Hall in the City of Anaheim on i;., February 17~ 1964~ at 2:00 o'clock P.M. notice of said public hearing having been duly given es reyuired by z law and in accordance with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear and cansider evidence ~~ for and against said pioposed reclassification and to investigete and make findings end recommendetions in connection ~~ there:aith; and ,. j WHEREAS, said Commission, after due inspection, investigation, end study made by itself and in its behalf, and ;i after due consideretion of all evidence end cepods ~ffered 'at said hearing, does find and determine the following facts: .s:~ ;-~ 1. That the petitioner proposes a reclassification of the above described property from the R-1~ One Family ? Residential, 2one to the C-1, Neighborhood Commercial, Zone to establish a real estate ' appraisal office within an existinting residence. ~~ 2. That C-0, Commercial Office, Zone is deemed a more compatible zone, in view of `~ the location of .subject property witkiin the proposed civic district. ; .• Thet the proposed reclassification of subject property is necessary and/or desirable for the orderly and pro- j per development of the community. ~ 4• Thet the proposed reclassification of subject p:operty does properly relate to the zones and their pecmitted ~ uses locally established in close p:oximity to subject property end to tha zones and their permitted uses generally esteb- ~ lished throughout the community. ~ 5. That the proposed reclassification of subject property does require dedication for ~ and standard impro~ement of abutting streets,.because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which ~ will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 6. ' "4 ; ~ .. ~~ t NOW, TIiEREFORE, BE IT RESOLVED thgt the Anaheim City Pleaaing Commission does heceby cecommend ~to the City Council of the City of Aneheim thet subject Petition foc Reciassification be approved end, liy so doing, thet Title 1&Zoning of the Aneheim Municipal Code be emended to exclude the ebove descrlbed properry from the R-1, One-Family Residential, Zone, and to inconpoxate said described pr.operty into the C~O, COMMERCIAL OFFICE, Zone, upon the foilowing conditions which are hereby found to.:be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim. 1. That subject property shall be developed in accordance with all provisions and conditions of Area Developme7t Pl.an No. 2, and in accordance with all provisions of the C-0, Commerical Office, Zone, as amended, prior to the reclassification of subject property. 2. That the petitioner shall be granted temporary access to Harbor Boulevard by extending the existing driveway to the existing alley, such temporary access shall be dis- continued when the alley is improved. . 3. That all accessory buildings shall be removed, and the rear of the property be improved.for parking purposes, prior to final building inspection. 4.
