PC 1963-1964-1088~l ~--~ ._, RESOL'JTION l30._1088, Series 1963-64 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAH~IM REPETI IONFOR R CLASSI ICATION N1~U.F63~~4~97Y ~ gE APPROVED T WHEREAS, the City Planning Commission of the City o: Anaheim did initiate a Petition for Reclassifica- tion on certain real property situated in the City of Anaheim; County of Orange, State of California, described as Tract No. Hotel Del Campo and Lot No. 29-32 inclusive, and further described as 406 and 412 South Kroeger 5treet. ; end WHEREAS, the City Plenning Commission did hold e public headng at the City Hell in the City of Anehelm on - March 7.6~ 1964~ at 2:00 o'clock P.M. notice of seid public hearing having been duly given ae required•by law end in accordence Nith the provisiorts of the Maheim Municipal Code, Chapter 18.72, to hear and consider evidence for nad agalnst said ptoposed reclesaificetion and to inveatigate end make findings end eecommendetions in connection therewith; and • WHEREAS, seid Commission, after due inspection, inveatigetion, c+nd study mede by itself and in its behelf, and efter due consideration of ell evidence end :eports offeced et seid hearing, does Eind and determine the following facta: Y. That the Canmissim proposes a reclassif ication of the above described property from the R-3, Multiple Family Residential, Zone to the P-1, Automobile Parking, Zone to permi~ the establishment o£ a parking lot on subject property. . 2. That the proposed ieclessification of subject p:operty is necessary end/or desirable for the ocderly and pro- pee development of the community. 3. That the pcoposed reclessification of subject prope~ty doea properly relate 4o the zones and their permitted uses locally esteblished in close proximity to subject propecty und to the zones and their petmitted uses generelly esteb- lishad throughout the community. 4. That the propose~ reciassification of subject property does not requirE dedication fox and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are improved to carry the type and quantity of traffic, which will be. generated by the permi.i:ted uses, in accordance with the circulation element of the General Plan. 5. That although a masonry wall is not required by Code to separate industrial uses from a parking~area, the close proximity of the industrial use tQ the east of the residential characteristics oE Kroeger Street, necessitates the distinct separation of the two uses with a 6-foot masonry wall placed along the east property line, and a 42-inch decorative wall to protect the residents from the parking area and to improve the esthetic appearance of the parking lot. That subject property shall be developed substantially in accordance with the adopted . off-street parking req~~iremtni: standards, and further that it shall be developed in accordance With.the generaJ Nrovisions of the requirements of Section 1800400300 - 4. That~a 6-foot masonry wall shall be constructed on the north and east boundaries of sub~ect property said wall to be constructed within 180 days from date hereof. , 5. That a~}2-inch decorative masonry wall shall be constructed on the west property line immediately behind a 3-foot strip of landscaping9 said wall to be constructed within 180 days from date hereof. ~ 6~ That s 3-£oot strip of land shall be landscaped on the Kroeger Street frontage and said landscaping maintained; that plans for said landscaping shall be submitted to and approved '; by the..Superintendent of Parkway Maintenance; and that said landscaping shall be installed within 180 days £rom date hereof. 7..That any illumination of the parking area shall be provided by low mushr~~om lzght standards with the illumination directed downward and away from the'residential development ~ adjacent to subject property, subject to the approval of the Cti~af Building Inspector. .
