~ RESOLUTION OF THE CITY PLANNING ODMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT.,~4", BE GRANTID
WHEREAS~ the City Planning Conmission of the City of Anaheim did receive a verified
Petition for ~onditional Use Permit from DONNA Ao BOWEN, 2646 West Ball Road, MASAMI
OGATA, 2656 West Ball Road, and .70HN Go WEBER, 2664 West Ball Road, Anaheim, California,
Ov,mers; JOHN Go DUGAN9 1416 West Whittier Boulevard, Whittier, California, Agent of certain
real property situated in the City of Anaheim, County of Orange, 5tate cf California, as
described in Exhibit "A" attached hereto and referred to herein as though set forth in full
WHEREAS9 the City Planning Commission did hold a public hearing at the City Hall in
the City of .Anaheim on March 30, 1964, at 2:00 0' clock P,Mo, notice of said public hearing
having bear duly given as required by law and in accordance with the provisions of the
M aheim Municipal code, Chapter 18,649 to hear and consider evidence for and against said
~rroposed conditional use and to investigate and make findings and recommendations ~n
r,onnection therewith; and
WHEEtEAS, said Commission, after due inspection9 investigation, and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said
hearinq. does find and determine the following facts:
1. That the proposed use is properly one for which a Conditional Use Permit is authorized
by this Codey to wita Establish a planned residential development with carports and waiver
of the one-story height limitation tivithin 150 feet of R-A9 Zoned qroperty, minimum lot width
and area, required frontage of all lots on dedicated streets and alleys, and the required
side yards on subject propertyo
2. That the proposed use wi11 not adversely affect the adjoining land uses and the
growth and development of the area in Nhich it is proposed to be locatedo
3o That tFe size and shape of the site proposed for the use is adequate to allow the
full development of the proposed use in a manner not detrimental to the particular area nor
to the peace, health, safety, and gene•ral welfare of the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if any,
will not be detrimentai to the peace, health, safety, and general welfare of the Citizens
of the City af Anaheime
5. That under the authority of Co6es Section 1£~064.070 installation of carports in
lieu of garages, waiver of the one-story hei9ht limitation within 150 feet of R-A, Zoned
property, minimum lot width and areay required frontage of all lots on dedicated streets
and aileys, and the required side yards is hereby qranted.
6o That cne person appeared and three letters were received in opposition to subject
petition.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby gcant subject
Petition for Conditional Use Permit, upon the following conditions which ace heceby found to be a necessary prerequisite
.to the proposed use of the subject pcoperty in ocder to pceserve the sefety and general welfare of the Citizens of the
City of Anaheim:
lo That the owners of sub~ect property shall pay to the City of Anaheim the sum of
$25.00 per.dwellinq unit9 to be used for park and rocreation purposes, said amount to be
paid at the time the building permit is issuedo
2. That trash storage areas shall be providad in accordance with approved pians on
file in the office of the Director of Public lHorks, prior to final building inspection.
3o That fire hydrants shall be insta'_red a.s ~eyuired and determined to }e necessary
by th4Y~That thishCondit onalrUsenPernit~islgrarteci.1subjecttto the1completion1ofpReclassifi-
cation Noo 63-64-•910
5.• That subject pro~erty shall be develo~.ed ~ubstantia~ly in accordanceFwith plans

and Exhibit Nos. 2, 3, 4~ and 5.
6o That a 6-foot masonry wall shall be constructed along the southerly property line,
prior to final building inspectiono
7o That a bond in an amount and furm satisfactory to the City of Anaheim shall be posted
wit:~ the City to guarantee the installation of a 6•-foot masonry wall on the east and west
property lines, prior to final building inspection.
