WHEREAS, the City.Planning Commission did initiate proceedin~s for Area Development
P1an.No~ 6y..to be consides:ed.in conjunction with said Petition for Variance, and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in
the City.of Aneheim.on March 16, and 30,.and April 13Y 1964, at 2s00 o'clock P.Mo, notice
of said heax.ings hav3ng been given as required by law, to hear and consider evidence for
and against.said..proposed Petition for Variance No~ 1627Y and Area Development Plan No~ 6,
and to,investigate and make findings and recommendations in connection therewith; and
WHEREAS9.said Lommission after due inspection, investigationy and study made by itself
and.3n its.behalf, and after due considaration of a11 evidence and reports offered at said
hearings, daes.find attd.determine the.following factss
la That the Area Development Plan.area covers a 50•-f~bt wide str~.p of land on the
east side of Anaheim Boulevard between Ball Road on the north and Cerritos Avenue
on the~.sauth and.on the south side.of Bali Road extending from Anaheim Boulevaxd

2< That Anahe3m Boulevard,.traveling northerly from the Santa Ana Freeway, is the
gateway to. M aheim's-central city area.
3o-That.the area.is .undergoing a transition from industrial development to commercial
.davelopment9 such as a restaurant, re~ail discount department store, a furniture
stor.e, a bank; and nev~ and.used automobile saleso
4, That.only three parcels.of.property ar.e vacant or undeveloped, the remainder of
the frotttage parcels are .already developed for various types of commercial use.
5,,.That the parcels which.have been developed have observed the f ifty,-foot building
setback requiremerst of the existing P-L, Parking Landscaping, Zone.
6. That.all of the parcels which hariE ~en developed.have observed, in snme fashion,
the twenty-foot landscaping.requirement of the P-L, Par;:ing Landscaping9.Zoneo
7o That all the parcels which have been developed have been granted temporary waiver
of the. installati.on.of sidewalks.
8o That stsee.t trees are..campl.e.tely lacking on the street frontage af the. Areae

does_hereby.adopt.Area DeveLopment P1~n.Noo.69 Exhibit "B",- and recommends to the City Council
of .the City.of Anaheim its adoptian.o£ said Area I~evelopment Plany based..on the foregoing

lo That subject properties be developed in accordance wtth the provisions of the
P-,L, . Parking..Landscaping9 .7.one providec~, however, that any deviation shall be
subject to the approval of Variance Noo 1627 for waiver of said provision's in
accordance with Exhik~it "B" of Area Development Plan No. 6.
