WHEREAS, seid Commiasion, after due iaspection, investigetion, and study made by itself end in its behalf, and
after due considetation of ell evidenca end zeports offered at aeid headng, does find ead dPtecmine the following facts:
I. That the. pmposed nse is properly ona for which a Conditiona! .Use Permit is author;zed by Wis Code, to
' wit:'establish a service station on sub~ect propertyo
2, That the proposed nae will not advecsely affect.the edjoining lend uses and the gcowth and dovelopment of
the atea in which itis proposed to be located. . •
3, That the size and shape of the site proposed for the use is adequete to ailow th~ full development of the
pcoposed use in a manne: r, it detrimental to the perticulat ecea nor to the peece, health, safery, and general welfare
of the Ci4zens of the City of Aneheim.
4. Thet the grenting of the Conditional Use F°rmit under the conditions imposed, if eny, will not be detrimental
to the peace, health, safety, ~nd general welfare of the Citizens of the City of Aneheim.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby grant subject
Petition far Conditional Use Permit, upon the following conditions which ace hereby found to be a necessery precequisite
to the proposed use of the subject proF erty in ocder to preserve the sefety end general welfare of the Citizens of the
City of Anuheim:
'lb That trash storage areas shall be provided in accordance with approved plans on file
in the off ice of the Director of Pub'lic Workso

per front foot along Knott Street and Orange Avenuey for tree planting purposes and shall be
complled with.prior to the time that the Bullding Permit is ~ssued or within a period of 180

3o That subjeot property shaTl be dev,e'loped substantially in accordance with plans and
specifications on file with the City of Anaheim„ marked Exhibit Noso 19 2, and 30
4o That subject property shall be developed substantially in accordance with adopted
Service Station Miti:imum Site Development Standardso
5o That Condition Noso I and 4, above mentioned9 shall be com~lied with prior to final
building inspection~
