WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Meheim on
April 27~ 1964~ et 2:00 o'clock P.M..notice of said public hesring having been duly given as required ~by
law and in accordence with the provisions of the Maheim Municipel Code, Chepter 18.72, to heat end coneider evtdence
for end egeinst said ptoposed ceclassificetian end to investigate and meke findings and recommendations in connection
therewith; and .
WHEREAS, seid Commission, after due inspection, investigation, and study mede by itself end ia lta behelf, end
efter due considecation of ell evidence end reports offered at said heacing, does find end determine the following facta:
1. That the petitioner proposes a ceclassification of the above described property from the R-A9 Residential
Agricultural,.Zorne to the C-Oy Comme•=cia1 Off.i~e, Zone to establish a one-story medical-dental
building on subject prppertyo
2. The the proposed reclassification is in conformance with the General Plano
3= That :he proposed reclassificatiun of subject property is necessary erid/or desirab:a for the orderly and pro-
per development of the community. ~
4. Thet the pcoposed reclassification of subject property does properly relete to the zones end their permitted
uses locally established in close proximity to subject property and to tiae zones end their peroitted uses generally estab-
lished throughout the community.
5o That the.proposed reclassification of subject property does not require dedication
for. and.impxovement of .abutting streets because said property does relate to and abut upon
streets and.highways which are improved to carry the type and: quantity of traffic9 which will
be.generated.by the permitted uses, in accordance with the cisculation element of the Genexal

to the City Councii of the City of Anahei:n that subject Petition for Reclessification be appmved end, by so doing,
thet Title 18-Zoning of the Aneheim Municipal Code be emended t~ exclude the above described pmperty from the
R-A, Residential Agricultural, Zone, and to incorparate said described nroperty into the
C-0, Commexcial Office,' Zone, upon the following conditions which are hereby found to be
