SPRAGUc, 757 North East Street~ Anaheim~ Caliiornia, and LEOi1ARD L.~GGLESTONy 755 North East Street, Anaheim, California, Owners; E. L. BENSON, 1803 North Old Tustin Road, Santa Ana, California, Agei~t of certain real property situated in the City of Anaheim, County of Orange, State of California, described as beginning at a point 80 feet Southerly from~the Northeast corner of Vineyard Lot A-1, as per map thereof recorded in book 4, pages 629 and 630, Deeds, Records of Los Angeles County; running thence Westerly parallel with the Northerly line of said lot~ 164 feet; thence Souther~y parallel with the Easterly line of said lot, 75 feet; thence~•Easterly parallel with the Northerly line of said lot, 164 feet; thence Northerly 75 feet to the point of beginning; RLSO, begir~ing at the Northeast corner of Vineyard Lot "A1", as shown on a map'recorded in book 4, pages 629 and 630, Deeds, records of said Los Angeles County, running thence Westerly along the Northerly line of said lot, 164 feet; thence Southerly parallel with the Easterly line of said lot, 80 feet; thence Easterly parallel with the Northerly line of said lot, 164 feet, ;and a-1d thence Northerly to the point of beginning WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in !he City of Aneheim on May 11~ 1964 at 2:00 o'clock P.M., notice of seid pubiic heering havIng been duly given es required by law and in accordance with the pcovisions of the Anaheim Municipal Code, Chepter 18.72,to hear and consider evi- dence for and egainst seid proposed reclassification and to investigete and meke findings and :ecommendetions in connection the:ewith: and WHEREAS, seid Commission, efrer due inspection, investigetion, and study made by itself and in its behalf, and after due consideratioa of all evidence and reForts offered at so:d hearing, does find and determine the following facts: 1. That the petitioner proposes a reclassification of the above described propecty from the R-1~ One Family Residential, Zone to the C-1, Neighborhood Commercial, Zone.to establish a service station. 2. That, although two service stations have been approved near subject property, these service stations are located at the intersection of two arterial highways, namely.La Palma Avenue and East Street, thai; subject property is located at the intersection of a local street and an arterial highvray and further, that North Street should be used as the southerly boundary of commercial de~elopment at the La Palma Avenue and East Street intersection. 3e That the significance of North Street, now functioning as an arterial highway, will be.substantially ali;ered when.La Palma Avenue is extended westerly from East Street across the railroad xight-of-way, particularly if the.Public Utilities Commission requires the closing of North Street across the railroad right-of-way. 4. That no one appeared in opposition to subject petition.
