Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to utilize an existing recidence
for professional offices for two physicianso

J NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City 'rie,ining Commission does he:eby :ecommend
to• the City Council of the City of Anaheim that subject Petition for Reclassification be approved and, by so doing,
; het Title 18-Zoning of the Aneheim Municipal Code be amended to exclude the ebove described property from the
R=A, Residential A9ricultural, Zone, and to incorporate said described property into the
C-1, Neighborhood Commerciai, Zone, upon the following conditions which are hereby found
to be a necessary prerequisite to the proposed use of subject property in ~rder to preserve
the safety anc~ general welfaxe of the citizens of the City of Hnaheimo
la That street improvement plans shail be prepared and all engineering requirements of
the City of Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, street grading,
and paving, drainage facilities, or other appurtenant work shall be completed as required by the
City Engineer and-in accordance with standard plans and specifications on file in the office of
the City Engineer; and that a bond in an am~unt and form satisFactory to the ~ity of Anaheim may
be posted with the City to guarantee the installation of said.engineering requirementse
2o That the owners of subject property shall pay to the City of Anaheim the sum of $2000
per front foot9.along Lincoln Avem!e, for street lighting purp~seso
3o That trash storage areas shall be provided in accordance with approved plans on file
in the office of the Director of Public Works, prior to final building inspectiona
. 4, That the owners of subject property shall pay to the City of Maheim the sum of 15~
per front foot,.along Lincoln Avenue, for tree planting purposes; said amount to be paid at the
time the building permit is issued ur within a period of 1R0 days from date hereof9 whichever
occurs firsto
5o That alte•rations for cmmnercial use shaii be subject to the issuance of buiiding
permits and~or Building Depax.tmPnt inspectiono
6o That Condition Noso 1 and 2, above mentioned9 shall be complied with within a period
of 1R0 days from date hereof, o•r such further time as the City Counci'1 may granto
7o That all new construction on subject property shall be sub3ect to Development Review
approval prior to the issuance of a building permit to insure compatibility with the abutting
residential useso
A, That a 6-foot masonry wall shall be constructed along the south property line prior
to final building inspectiono
9a That a bond shall be posted to insure the construction of a 6-foot masonry wall along
the wes•t proPerty line.prior to ~the reclassification of subject propertyo
l00 ~hat prorrision shall be made for a 21-foot wide accessway with a 14-foot vertical '
clearance into ttie rear. portion of subject property9 when the rear property is developed to its
highest and best use, if determined to be necessary by the Director of Public Workso
