WHEREAS, the City Planning Commission did hold a publlc hearing et the City Hell in the City of Aneheim
on June S~ 1964y at 2:00 o'clock P.M., noUce of said public headng having been duly given ae required
by law end in eccordence with the provisions of the Aneheim Municipel Code, Chepter 18.68,to heat and consider
evidence for end ageinst said proposed varience and to inves~igete and meice findings and recommendations.in connec-
tion the:ewith; end
WHEREAS, said Commission, after due inapection, investigetion, and etsdy made by itself end in ita behelf,
and after due consideration of ell evidence and reports offered as seid hearing, does find end detecmine the following
facts:
1. That the petitioner requests a vacience from the Aneheim Municipel Code: Section 18o52o0E0(2-a) which
requlres a 50-~foot setback from the planned hiyh;vay right~of-wap Tiney and the required 20-
feei of 'landscaping in said setback to permit the developmeni of s~b~ect property ~cithout
the required landscapingo

2. That there ere excer~onal or sxtrsocdinary circumstences or conaitions epplicable to the property involved
or to the intend'ed use of the property that do aot apply generally to the pmperty or cless of use in the same vicinity
and zane.
3. That the requested variance is necessary for the preservation and enjoyment of a substantial pmperty dght
possessed by other property in the same vicinity and zone, and denied to the pmpedy in question.
4. 'fhat the requasted verience will not be meterial:y detrimental to the p~blic welfate or injurious to the pmp-
erty or improvements in such vicinity and zone in which the property is located.
