That the petitioner requests a vacience from the Aneheim Municipel Code: Section 18o52o0E0(2-a) which requlres a 50-~foot setback from the planned hiyh;vay right~of-wap Tiney and the required 20- feei of 'landscaping in said setback to permit the developmeni of s~b~ect property ~cithout the required landscapingo a r, 2. That there ere excer~onal or sxtrsocdinary circumstences or conaitions epplicable to the property involved or to the intend'ed use of the property that do aot apply generally to the pmperty or cless of use in the same vicinity and zane. 3. That the requested variance is necessary for the preservation and enjoyment of a substantial pmperty dght possessed by other property in the same vicinity and zone, and denied to the pmpedy in question. 4.
