lew ond in accocdance with the provisions of the Anaheim Muaicipel code, Chepter 18.64, to hear end consider evidence
for and ageinst said proposed oonditionei use snd to iavestigate and make fiadings and recommendations in connection

WHEREAS, said Commissioa, after due iaspection, investigation, and study made by itself and in its behelf, end
after due consideiation of ali-avidence and ceports offered at seid heacing, does fiad end determiae the followiag facta:
1. That ttsepcop~os d nsQ is pmperly one for which a Conditioaal,Uae Permit is authorized by this Code, to
~t; Section 18a52oo50~2-a) to permit the establishment of a retail sales and service for new
anc~ used trucks primarily serving commerce and industry with only incidential service to the
general publico
2. That the ptoposed use wlll aot adveesely affect,the adjoining laad uses end the growth end devclopment of
the ares in which itis proposed to be located. .,
3. That the size and shepe of the site proposed for the use is adequate to allow the full development ofthe
proposed use in a menner not detrimentel to the particuler ecea nor to the peace, health, safety, and general welfere
of the Citizens of the City of Aneheim. .
4. That the granting of the Conditionel Use Pe:mit under the conditions imposed, if any, will not be detrimentel
to the peece, health, sefety, and gene:el welfare of the Citizens of the City of Aneheim.
5o That under the authoritiy of Code Section 18,640070, waiver of the requirement of
Section 180520050(2) for.a-minimum five acxe site is hereby granteda .
6o That.the petitioner stipulated that no used trucks or equipment nor any flags, banners, :
displays, o= unusual attention getting devices would be displayed in the buildinq setback areao ;

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Conditional Use Permit, upon the following conditions which are hereby found to be e necessary prerequisite
to the proposed use oE the subject p:operty in order to preserve the sefety and general welfe:e of the Citizens of the
