Thet the petiUoner proposes a reclessification of the above described properry from theR-Ay Residentiai Agr.icultural9 Zone to the R-3, Multiple Family Residential, Zone to establish a.one aad two stury multiple family devel.opmento 2o That the proposed reclassification is in conformance with the General Plana 3° That the proposed mclassification oE aubject property is necessery and/or desiceb2e for the orderly end pro- per development of the wmmunity. ~a Thet the proposed reclessificetion of subject proFetty dues propecly relate to tho zones aad .their pecmitted nsea locally esteblished in close proximity to aubject propedy and to the zones end their peimitted uses genetelly estab- lished throughout the community. 5o That the proposed reclassification of subject property does require dedication for and standard...impxouement of abutting streets because said pxoperty does relate to and abut upon streets and highways which are proposed to carry the type and quantity.of traffic, which will be.gener.ated by the pexmitted uses, in accordance with the circulation elemPnt of the General Plano .,, 6o That no one appeared in opposition to subjec~t petitiana Rl-A _1. , .. ~ , ,. ,. ; ` ,-,,:. ..,,.: .._ ,,.:... r__..__ _ L ~ . ~ ' ~ ~ i ~ NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does heceby :ecommend to the City Council of the City of Anaheim that subject Petition for Recles~ification be approved end, by so doing, that Title 18-Zoning of the Aneheim Municipel Code be emended to exclude the above described property from the R-A, Residential Agricultural, Zone, and to incorporate said described property into the R-3, inuitiipie-Family Residential, Zone, upo~ tha :olloaing conditions e:hich are h~reb~ found to be a necessary.preTequisite to the proposed use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheima le That Pearson.Avenue shall be continued-and connected to provide proper %raffic circula-' tione " • 2o That a Final Tract Map of subject property be approved by the City Council and record- ed ln the office of the Orange County Recordero 3o That the completion of these reclassification proce=dings is contingent upon the granting of Conditional, Use Permit Noo 560a 4o That the vehicular access rights,. except at street and~or alley openings, to Orangewood Avenue shall be dedicated to i,he City of Anaheimo' 5a That subject property shall be developed substantially in accordance with plans and ,specifications on f ile with the City of Maheim, marked Revision Noa 1, Exhibit Nos, 1 through ! 7, provided that Parcel "B" be developed with a.maximum of 36 dwelling units per net residerrtial! acre, a.maximum coverage of 55~, and rF~vised elevations, and further provided that'said plans and elevations shall be submitted to and approved by Development Review prior to issuance of a building permito . i THE FOREGOING RESOLUTION is signed and approved by me this 18th day of June~ 19640 i ~ ~ . • .
