' ~ RESOLUTION N0. 1189, SERIES 1963-64 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE C1TY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION NO. 63-64-123 HE APPROVED WHEREAS, the City Planning Commission of the City of Meheim did receive a verified Petition for Reclassifice- tionfrom LILLIAN HUSON, 954 Garden Street, Anaheim, California, Owner;• BILL.W. PEBLEY, 302 East Bsoadway, Anaheim, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as Lot No. 45 of Tract No. 14 ~ ; and NHEREAS, the City Planning Commission did hold e publiq headng at the City Hall in the City of Maheim on June 8~ 1964~ at 2:00 o'clock P.M. notice of said public hesring heving been duly givrn as cequired •by laa and in accordence witn tne provisions of the Aneheim Municipai Code, Chepter 18.72, to hear end consider evidmce fot and against said ptoposed ceclessification end to investigate end meke £indinge and recommertdetions in connecti~n thaewith; end , WHEREAS, said Commission, after due inspection, investigation, and study mede by itaelf end in its behelf, end efter due considecation of all evidrnce and repocts offered at seid hearing, doea find end determine the following facta; 1. That the petitioner proposes e reclessification of the above deacribed properry from the R-2~ Two Family Residential, Zone to the.R-3, Multiple Family Residential, Zone to establish a one-story 4-unit apartment buildinga 2o That the proposed reclassification is in conformance with the General Plano 3^ That the proposed reclessificetion of subject property is necessery and/or desdrebYe tor the orderly and pro- per development of the community. 4o That the proposed reclassification of subject property does Froperly relate to the zones and their permitted uses locally established in close proxImity to subject property and to the zones end their permitted uaes generally esteb- lished throughout the community. 5o That the proposed reclassification of subject propety does not require dedication for.and standard_improvement of abutting streets because said property does xelate to and abut upon.streets.and.highways which are.improved to carry the type and.quantity of traffic, which will-be..generated.by the. permitted uses, in accordance. with the circulation element of the General Plano 6o That no one appeared in opposition to subject petitiono NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby cecommend to the City Council of the City of Anaheim thet subject Petitlon for Reclassi~icetion be appmved and, by so doing, thet Titla 18-Zoning of the Anaheim Municipal Code be emended to exclude the ebove described properb,~ from the R-2, Two-Family Residential, Zone, and to incorporate said described property into the R-3, Multiple-Family Residential, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheime lo That the owner of subject property shall pay to the City of Anaheim ihe sum of $2000 per front foot along Philadelphia &treet, for street lighting purposes, prior to the time the Building Pexmit is issued or within a period of 180 days from date hereof., whichever occvrs f.irst, or such further time as the City Councii may granto 2o That sub3ect property shall be developed substantially in accordance with plans and specifications on•file with the City of Anaheim, marked Exhibit Nos, 1, 2, and 30 THE FOREGOING RESOLUTION is signed and approved by me this 18th day of June~ 19640 a/~ ./~ •, . ~ .
