A RESOLUTYON OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIIVI
THAT PETITION FOR VARIANCE NO. . 1641 BE GRANTED
WHEREAS, the City Plenning Commissior, of the City of Meheim did receive e veriGed Petition for Veriance
from LILLIAN HIISON, 954 Garden Street, Anaheim, California, Owners BILL Wo PEBLEY, 302 East
Broadway, Anaheim, California, Agent of certain real property situated in the City of Anaheim,

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim
on June 8~ 1964~ at 2:00 o'clock P.M., notice of seid public hearing having been duly given as required
!' by law and in accordance with the pcovisions of the Aneheim Municdpel Code, Chepter 18.68,to hear and consider
evidence for end against said proposed veriance and to Investigete and meko findIngs and recommendations 3n connec-

~ WHEREAS, said Commission, efter due inspection, investigetion, end study mede by itselE end ia its behalE,
and efter due consideration of all evidence end reports offered as said headng, does find end determine the following
facts:

1. Thet the petitioner r~equests a veriance from the Aneheim MunIcipel Coda: Section 18„32a080(2~y and
18~32oi20, to permit an.ancroachment ir:te the required side yard and to provide four
garages instead of the required five garageso
2. thet there ere exceptional or extraardinery circumstences or conditione applicable to the propecty involved
or to the intended use oE the property that do not epply generaliy to the property or class of use in the same vicInity
and zone.
3. Thet the requested vacience ia necessery for the presecvation and enjoyment of a substential property right
possessed by other property in the seme vicinity end zone, ai~d denied to the ptoperty in i.uestion.
4. That the requested variance will not be materially detrimental to the publlc welfare or injurious to the prop-
ecty or improvements in such vicinity end zone in which the property is loceted.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Planning Commission does hereby grant subject
Petition for Veriance, upon the following conditions which are hereby found to be a necessary prerequisite to thc pro-
posed use of the subject p:operty in ocder to preserve the seieiy and ger~a.a: ~a::~:e of ~1+a Citizens of the City of
Maheim.
lo That the damaged and~or hazardous sidewa2ks shall be repaired along Philadelphia
Street, as..xequired by .the City Engineer and in accordance with standard plans and specificat- '
ioris on file in the office of the City Engineero
2. That trash storage.areas shall be provided in accordance with approved plans on
file in the_office of the Director of Public Workso
3o That Condition Nosa 1 and '2, above mentioned, shall be complied with prior to
final building inspectiono • ;
4o That the owner of subject property shall pay to the City of Anaheim the sum of $25000 !
per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the
time the building permit is issuedo
5o That sub~ect property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhi.bit Noso 1, 2, and 3. ,
