WHEREP.S, the City Plenning Commission of the City of Maheim did ~ initiate a verffied petition "for
RecTassification on certain real property situated in the City of Anaheim, Coun.ty of Orange,
State af California, described as the South 183 feet of the East 183 feet af the 6outheast
quarter of the Southeast quarter of the Southeast quarter of Section 15, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, as shown on a Map recorded in Book 51, page 11 of
Miscallanecus !Naps, r?cords of Orange County, California~ EXCEPTING TIiEREFROM that portion
dedicated for *o?M and public utility purposes lying within the right of w.ay of Ball Road
and Knott Avenue, as conveyed to the City of Anaheim 3n deed recorded May 24, 1961 as
Document Number 16709 in Book 5732, page 689 and deed recorded January 3, I962 as Document
Numbe* 1371 in Book 5963, page 565 of Official Records

WHEREAS, the City Planning Commission did hold a publlc hearing et the City Hell in the City of Aneheim on
June 15~ 19~~~ at 2:00 o'cloc4c P.M. notice uf said public hearing heving been duly given as required by
law and in eccordancc- with the provissons of the Maheim Municipel Code, Chapter 18.72, to hear end consider evidence
fo= and ega!nst saId ptoposed reclassiEication and to investIgete =nd make f3ndings and recommendationa in connection
therewith; and
WHEREAS, said Commission, efter due inspection, investIgation, end study mede by itself and in its behelf, end
a$er due rnnsideretion of ell evidence and repods offeced at seid hearing, does find and detecmine the following fecte:
1. ThetthePlanning.Commission proposed the re~classification of the above described
property from.the existing C-3y Heavy Commercial, Zone, deed restricted to service station
use.or any C-1„ Neighborhood.Commsrcial, Zone use, and proposes said property for reclassifi-
•. cation into.the C-1, Neighborhood Commercial, Zone.
2o That an amendment to the General Plan is deemed unnecessary, because the size of
the parcel proposed for reclassification would not generally affect the City's policias in
this area~
