Beach~ Cslifornia~ Owners~ THOMAS R. COUQiLIN, KRIC Ente~prises, Incorporated, 405-A West
Katella Ave~ue, Anaheim, California, Agent of certain real property situated in the City
of Anaheim~ County of Orange, State of Cali£orni~, as described in Exhibit "A" attached
hereto and referred to herein as though set forth in full

WHEREAS, the Ciry Plenning Commisaioa did hold a publlc headng at the City Hall in the City of poaheim on

by laa and in eccocdaace with the peoviaioas of the Mahetm Municipal Code, Chepter 18.72, to he~r and consider evi-
deuce for and agaiast said proposed ceclaaaificaUon and to inveatigate end make fiadings aad cecommeadatloaa in
conaection therowlth: and
1YHEREAS, said Commissioa, a@er due laapection, investlgation, and study mnde by itself and in its behalf,
and aher due consideretion of a1l.evidence aed repoets oEfeced at said hearing, doee pad end deteemin~ the folloainQ
facts:
1. Thet the petitloner propoees e recleasifice~ioa oE the above deacribed propaty from the R-A~ Residential
Agricultural, Zone, to the C-3, Heaw Coimnercial, Zone to establish an automotive seiwice
center, atose building, and bank on Portion "A"j to the C-0, Commercial Office, Zone ~~o
establish an office building on Portion "B"; and to tha R-3, llultiple-Family Residenti3l,
Zone to establish a multiple-family subdivision on Portion "C".
2. The proposed reclassif ication is in conformance with the General Plan.
3. ihat the Comnission requested the petitioners to submit revised plans of develop-
ment coaforming to all provisions of the Meheim Miunicipal Code, that the petitioner refused
to conaider any alteration of the proposed plan of development, and that the Commission was
requested to act iaaaediateZy upon the proposed plan of development by basing their action
upon the plans which had besn presented.
4. ?hat the plans of development submitted by the petitioner failed to meei minim~nn
Code requirements, and as such, would constitute substandard development.
5. That the Planning Co~mnission recommends to the City Council that the following
changes to the;~oposed plan of development ba required of trte petitionert
a. That the proposed streets be widened to 64 feet in width.
be That all dwelling units on Portion "C" contain a minimum of 700 squarc feet.
c. That the proposed denslty of Po.rtion "C" be reduced to a miRimam per dwelling
unit of 1,200 square feet of lot area.
d. That the proposed multiple-famiiy development on Portion "C" be developed
with a maximum building coverage of 55;K rather than the p•roposed~coverage
of 57.T,K.
e. That the Milkin May setback of the proposed office building on Portion "B"
be a minimum of flve feet in width.
f. That the Milkin May setback of the proposed restaurant on Portiort `A" be a
minimum of five feet in width.
g. That the proposed auto center be developed with the Narbor Hbvlevard setback
a minim~ of 18 feet to coincide with the other proposed setbac~CS on sub~act
property 4nd for the purpose of providing a setback transitidne~ to the setback
of the existing motel building to the north.
h. 1'hat the parking easement be recorded, permitting tha utilizat~on of 13 surplus
parking spaces proposed on Portion "B" by Por+ion "A", or tkat arr ndequate n~ber
of parking spaces, as required by Code, be provided on Portion "A~.
i. That the proposed 18-foot Harbor Boulevard setbacks and the 5-foot llilkin May
setbacks be provided xith landscaping.
6. ?hat a letter of opposition was received from the City of Garden Grove.
