NOW9 THEREFOREy BE IT RESOLVED that the Anaheim City Planning Corianission ~toes hereby
recoimnend to the City Council of the City of M aheim thai subject Petition for Reclassifica-
tion be approved and, by so doing, that Titie 18-Zoning of the M ahe:m Municipal Code be
amended to exclude the above described prope:ty fzom the R-A, Agricuitural, Zone, and to
incorporate said described property into the C-:, Neightorhoud Cortenercial9 Zone, upon the
following conditions which are hereby found to be a necessary prerequisite to the proposed
use of subject property in order tc preserve the safety and general welfare of the Citizens
of .the City of Anaheim.
1. That the owner or subject prcperty shali deed to the City oi Maheim a strip of land
forty-f ive feet in width, from the cen±er line cf the street9 aiong Orange Avenue, for street
wider~ing purposese
2. That street imp:ovement plans shail ~e p:epared and a;l engineering requirements of
the City of Anaheim along Beach Boulevard and Orange Avenue, such as curbs and gutters,
sidewalks, ~treet grading and paving, drainage facititias, or othe•r appurtenant work shall
be completod as required by the City Engineer and in accordance w:th standard pians and
speci.°ications on fi:e in the office of the City Engineer{ or that a bond i.n an amount and
form satisfactory to the City of M aheim sha11 be po~ted with the City to guarantee the
instailation of sai~i engineering reqai:emento~
3o That the owne= ~f sub~ect proper:y sha;1 pay to the City or Anaheim the sum of 52.00
per front foot along Beach Bouievard and Qr3nge Avenuey for etreet lighting purposes.
4. ThaL the owner of subje~t property shaii pay to the City of Anaheim the sum of 15~
per front foot along Beach Boulevard and Orange Avenue, for tree pianting purposes.
5. That trash storage areas :,hal: be prov3ded In accordance with approved plans on file
with the off ice of the Director ct' Pubiic Workso
6~ That fire hydrants shaii be installed as required and determined to be necessary by
tha .Chief of the Fixe Departmento
7a That Condition Nos~ 1, 29 39 4, 5 and 6, above mentioned, shall be complied with
within a period of 18Q deys t'rom the date hereofy or such further time as the City Council
may grant~
8. That subject property shail be deveioped substantially in accordance with plans and
specif'ications on file with the City of Aneheim9 marked Exhibit N~;~ i and 2.
