NOW' THEREFORE~ BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant
suoJ?ct Petition for Conditional Use Permit, upon the foliowing conditions which are hereby
found to be a necessary prerequisite to the proposed use of the subject property in order to
preserve the safety and general welf are of the Citizens of the City of M aheime
1. That the o-mers of subject property shall deed to the Ci±y of Anaheim a strip of larcl
fifty-two feet in widthy for "A" Street, for straet purposese
2. That stree.t improvement plans shali be prepared and ail engineering requirements of
the City of M aheim along Nohl Canyon Roady I.ir.~oir Avenue and "A" Street, such as curbs and
gutters, sidewalks9 street grading and paving, drainage fac;iiities, or other appurtenant work
shall be completed as required by the City Engineer and in accordance with standazd plans and
specifications on file in the office of the City Engineer; or that a bond in an amount and
form sa~isfactory to the City of Anaheim shail be posted with the City to guarantee th~
installation of said enginearing requirementse
3. That the awmers of subject property shaii pay to the City of Anaheim the sum of $2000
per front foot aiong Lincoin Avenue, for stree± iighting purposes~
4. That the owners of subject property shali pay to the City of Anahe:m the sum of 15¢
per front foot along Nohl Canyon Road9 Lincoin Avenue and "A" Street9 for tree planting piupose~
5~ ?hat trash storage areas shali be provided in accordanca with app:oved plans on fi'le
with the of2'ice of the Director oi' Public Wor::s~
6~ That fixe hydrants sha11 be inst~aled as r:quired and dete:mined to be necessary by
the Chief of the Fire Departmenta
7, That Condition Nos~ I, 29 3y 4 and 5, above mentioned, shai'1 be complied with prior
to the time that the buiiding permit is i~sued or wlthin a period of 180 days from date hereof,
whichever occurs first9 or such further time as the Commission or City Council may granto
8o That the developers of sub,~er,t property shail submit to the City a precise grading
plan of the subject property and that the development be in substantial conformance with the
City of Maheim's Hiilside Grading Ordinance No. 1950~
9~ That final development plans shall be submitted to Development Review prior to the
issuance of a building permit~
