"5o That the Cominiss~on has initiated a study to determine N~hether or not the existing
R-3 Code requirements for yards are too stringent and upon review•and a public hearing of
said study a recommendation may be made for an amendment to the minimum yard requirementse
Therefore, the granting of this variance shall no~ be cons~?•ued as setting a precedent for
granting of future Kaiver of the required side yards~

Petltion for Vadence. upon the following conditions which are hereby found to be a necessary prorequisite to the pso-
pbaed use oE the subject property In order to preserve the sefetv end generel welfare of the CiUzens of the Ciry of
Anahelm.
'1, That a Finai Tract Map of subject property be approved by the City Councii and
recorded in the office of the Orange County Re~orde.r~
2, That trash storage areas shali be provided in accordance with app:oved plans on file
with the office of the Director of Public Wo~ks,~
3a That the owner of subje;:t property shall pay to the City of Anaheim the sum of $25~00
per dwelling unity to be used for p3rk and ~~ec:reation purposey, said amount to be paid at the
time the building permit is issued~
4~ That sub~ei:t property shail be developed substantia2ly in a,~cordance with plans and
~pecifications on file tivith the City of An:iheimv marked Exhibit Nos~ :1y 2, 3y and 4~
