facts:
1. That the petitiona pmposes a reclassifiwtIon of the above de~cr-bed prope~y [~m ~he R_p~ p9ricultural
and the R-1, One Family Residential,. Zone to the G1, General Commercial, Zone to establish
a service station. ~
2. That aithough.the proposed use, if approved, constitutes such a minor deviation that ~
no immedtate.amendmeat to the Plan is necessary; however, its relationship to the er.isting
General P1an sa+mbol will be censidered.in the next annual review.
3. That the proposed.service station would be bounded on the north and south by locai
streets, and would be.incompatible to the existing cingle family residential property ad3acent ~
to the 8as.t_and._in.the idQnediate vicinity. •
4. That the deed restrictions fil,ed on a portion of subject property limits the property
to single family.residential use only; therefore, the Cortunission deems that the home owners ~
adjecent to subject ~roperty assinne that 'che city will protect their property rights by =
hunoring these deed restrictions.
5. That no physical or economic change has transpired,since the Commission last considered '`_.
and recommended disapproval of a service station for subject property, to warrant recomending
that the City Council approve the proposed reclassification.
6. That no one appeared in opposition to sub~ect petition. ,
