That the petitiona proposes a reclassification of the above desr.ribed peoperty kom the R-3~ ldultipie Fdmiiy Resid~-tial, Zone to the C-], Generai Commercial, Zone to establish a food market on sub~ect propetty.. 2. That the proposed reclassifica!ion is considered in conjunction with General Flar. JIoNn~nent No.. 52. ~ 3. That the land use proposed by the petitioners is considered an appropriate use of ~'~e land if subiect property is not developed for its existinq zoninq. because two of the cornErs of the intersection are presently classified in the G1 Zone. 4. That the proposed reclassification of sub,ject property is necessary and/or desirable for t~~ orderly and pr~er develo~ment~ of ±he community. 5. ' 6 ~ Gs -~'7 ' ~ ~ ' ------------___ _ _ _ ._ ~ aeox cox~r~sT Foa xzcao~i~xa ~ _ _ I ~ i ` F , ~_.} 1 } NOW, TF~f2EPORE, BE IT R60LVID that the Maheim City Planning Comnission does hereby rerommend to the City Council of the City of Maheim that subject Petition for Reclassification b~.approa~ed and, by so do3ng,.that Title 18 ~oning of the Anaheim Municipal Code be amended to eXclude .the above.described.property from the R-3, Multiple Family Residential, Zone, and to incorporate said described property into the C-1, General Commercial,.Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject pro~ert~+ iq order. to preserve the safety and general welfare of the citizens of the City of Anaheim. 1. That the owners of subject property shall dead to the City of M aheim a strip of land 32 feet in width, from the centerline of the street, along Sycamore St*eet, for street widening purposes, including 15-foot radius corner returns at East and Rose Streets. 2. That street improvement plans shall be p:epared and all engineering requirements of the City of Anaheim along Sycamore and East Streets, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be compieted as required by the City Engineer and in accordance with standard plans and specifications on f ile in the office of the City.Engineer; or that a.bond_in .an amount and form satisf actory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering require- ments. 3. That the curbs shall be removed and~or reconstructed along East Street, as required by the City Engineer and in accordance with standard plans and specifications on file in the office :~ of the City Engineere 4. That th~ sidewalks shall be repaired along East Street, as required by the City Engineer '; and in accordance with standard plans and specifications on file in the office of the City ~ Engineer. ^ 5. That vehicular access rights to Rose Street shall be dedicated to the Gity of Anaheim. ~ 6. That the owners of sub~ect property shali pay to the City of M aheim the sum of $2~00 ~ per front foot along East and Sycamore Streets, for street lighting purposes. ;~ 7. That tbe owners of s~ibject property shail pay to the City of ~-naheim the sum of 15a per front foot along East, Sycamore and Rose Streets, for tree planting purposes. 8. That trash storage areas shall be provided in accordance with approved plans on fi.le with ~ the office of the Director of Public Works, prior to final b:~ilding :nspection. 9. That Condition Nos. 1, 2, 3, 4, 5, 6 and 7, above mEJntioned, shall be complied with ~ within a period of 180 days fram date hereof, or such further time as the City Council may grant. ~ 10. That subject property shall be developed substantially in accordance with plans and specif ications on file with the City of Anaheim, marked Exhibit Nos. 1 and 2, provided that no ~ access be permitted to Rose Street or the alley. il. That ali air conditioning facilities shall be properly shielded from view from abutting ~ streets, prior to final building inspection.
