A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 64-65-98 gE APPROVED
WHEREAS, the'. .ty Plenning Commisaion of the City of Meheim did receive a verified PeUtloa for Reclassigca
tion from FRANK Jo AND EVELYN Be CURRIE, 6392 South Highland Avenue, Yorba Linda, California, ONmers;
BEN KUAM'~RFELD, 8422 Lampson Avenue, Garden Grove, California, Agent, of certain real
property situated in the City of Anaheim, County of Orange, State of California, described
as the West 107055 feet of the North 2 acres of the South 4 acres of the Southeast quarter
of the Northea~t quarter of the Northeast quarter of Section 8, in Township 4 South, Range
10 West, in the Rancho Los Coyotes, as shown on a map thereof recorded in book 51, page 10,
Miscellaneous Maps, records of said Orange County, EXCEPTING TI-IEREFROM the South 30 feet
thereof
; and
WHEREAS, the City Planning Commisaion did hold a public headng at the Ciry Hell ia the City of Aaaheim on
MarCh 15' 1965~ et 2:00 o'clock P.M. notice oE seid public headng heving been duly given es requim! by
law and in accordence wit~i the provisiorts of the Meheim Municipel Code, Chapter 18.72, to hear end consider evideace

therewith; and
WHEREA~, seid Commission, after due inapectioa, investlgetion, end study made by itaelf ead ia its behelf, and
efter due considecetion of all evidmce and reports offered at seid hearing, doea Gnd a-d determine the following fects:
1. That the petitioner proposes a reclaesiHcetion of the above described property fcom the R-Ar
Agricultural, Zone to the R-3, Multiple Family Residential, Zonee
2. That the proposed reclassification is in conformance with the General Plan.
3• Thet the pceposed reclusaificetion of aubject property is necesaery er.d/or desireble for the orderly end pro-
per developmmt of the :ommuq:ty.
4. T'het the propoaed reclassi$cation of subject properry does pmperly relete to the zoaes aad their peemitted
uses 1~celly eatablished ia cloae proximity to subject property end to the zones and their permitted uses generelly esteb-
lisned throughout the commuaity.
5. That the proposed reclassification of subject property does not require dedication
for and standard improvement of abutting streets because said property does relate to and
abut upon streets and highways which are improvEd to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element of
the General Plan.
6. That no one appeared in opposition to subject petition.

R-A, Agricultural, Zone, and to incorporate said described property into the R-3, Multiple-
Family Residential, Zone, upon the following oonditions which ~re hereby found to be a
necessary prerequisite to the proposed use of sub~ect property in order to preserve the
safet; and general welfare of the citizens of i.he City of Anaheim: +
1. That the complation.of these reclassification proaeedings is contingent upon the
granting of Variance Noo 1692. ~
2e That subject property shall be developed substantially 3n accordance with plans i
and specifications on file with the City of Anaheim, marked Exhibit Noso 1, 2, 3, and 40 3
