'I'hat the petitloaer propoaes e reclassi8cation of We above desalbed property from the R-A~ AgriCUltural~ Zone, to the R-3, Multiple Family Residential, Zone to develop a two story apartment.develop- ment. 2. That the proposed reclassification is in accord2nce with the General Plan. 3• Th~t the proposed reclessiflcation of subject property is neceasary and/or desirable lot the ocderly aad p~o- pec development of the community. 4.Thet the proposed ceclasei9cation oE eubject propetty does peoperly relate to the zoaes and their peem;tted usee locally established la close proximity to enbject propetty and to the sonea and their permitted uoea geaeraliy estab- lished throughont the community. 5. That the proposed reclassification of subject prcperty does require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are {~roposed to carry the type and quantity of traffic, vihich will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 6. That no one appeared ln opposition to subject petition. Ri-A -1- -~~~ . 1 ~ 1 N~YY, THEREFORE, BE IT RESOLVF~ that the Anaheim City Planning Commission does hereby recommend•to the City Council of the City of Anaheim that subject Petition for reclassification be.approved ar~d,.by so doing, that Title 18-Zoning of the Maheim Municipal Code be amended to exclude the above described property from the R-A, Agricultural, Zone and to incorporate said described property into the R-3, biulti{~le Family Residential, Zone, upon the following conditions which.are hereby found to be a necessary prerequisite to the proposed use of subject propert~ in order to preserve the.safety and general welfare of the citizens of the City of Mahe i.m. 1. I'hat the owners of subject property shall deed to the City of Maheim a strip of land 45.feet in.width, from the center line af the street, along Crescent Avenue, for street widen- iag purposes. 2. That.stree#..improvement plans shall be prepared and all engineering requirements of the Cit.y of.Anahe,im along Crescent Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be campleted as required by the City Engineer and in accordance with standard plans and specifications on file in the offioe of the City Engineer; or that a bond in an amount and form satisfactory to the City of Anaheim shall.be posted with the City to guarantee the instailation of said engineering requirements. 3. That the owners of subject property shall pay to the City of Maheim.the sum of $2.00 per front foot.along Crescent Avenue, for street lighting purposes. 4~ That the owners of subject property shali pay to the City of Anaheim the sum of 15a per fr.ont.foot alang Crescent Avenue, for tree planting purposes. 5. That the completion of these r.eclassification procee.dings is. contingent upon the gr.anting of Va:iance No. 1693. . 6. That the owners of subject property shall deed to the City of Anaheim a 3-foot over- hang easemen'c along the easterly boundary of subject property. 7. That Condition Nos. 1, 2, 3, 4, and 6, above mentioned, shall be complied with within a..period of 190 days from date hereof, or such further time as the City Council may grant. B. I'hat Lrash storage areas shall be provided in accordance with approved plans on file with the office ef the Director of Public Works. 9. That the •owners of sub3ect property shall pay to the City of Anaheim the sum of 525.00 per dHrelling unit, to be used for park and recreation purposes, said amount to be paid at the time the building permit is issued. 10, That fire hydra~ts shall be installed as required and determined to be necessary by the Chief of the Fire Department. 11. That Condition Nos.R and 10, above mentioned, shall be complied with prior to final building inspection. 12. I'hat sub,ject property shall be developed substantially in accordance with plans and specifications na file_with the City of Maheim,. marked Exhibit Nos. 1 and 2.
