That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does relate to and abut ; upon streets and highways which are proposed to carry the +ype and quantity of traffic, ? which will be genorated by the permitted uses, in accorda::.:~ ;vith the cicculation element of the General Plan, 6. That no one appeared in opposition to subject petition. ~~ ~~~ ;~ ~'• ~ •- ~ ~ ~ _ .. ~ ~ ., NOW, THEREFORE, BE IT RESOLVED th~t the Aa~heim Gty Plataiae Commissioa doea hereby recommead to the City Council of the Gty of Aaaheim th~t subJect PetiHon for Reclnai6c~tion be ~PPco~a1 ~nd, by so doing, th~t TiUe 1&Zoaia` of the Aa~heim Mnaidp~l Code be amended to e~cdnde the ~bove described property fcom tMe R-1, One-Family Residential, Zone, and to incorporate said described property into the C-0, Comnercial Office, Zone, upan the following conditions which are°hereby found to be a necessary prerequfsite to the proposed use of sub~ect property in orde: to preserve the safety and general welfare of the citizens of the City of Anaheims 1. That the owner of sub,ject property shall deed to the City of Anaheim a strip of land 53 feet in width, from the center line of the street, along Center Street, for street widen- ing purposes. ' 2. That street improvement plans shall be prepared and all engineer•Ing requirem?nts of the City of Maheim along Center Street, such as curbs and gutters, sidewalks, street grading, and pavi~g, drainage facilities, or other appurtenant work shall be completed as required by the City Engineer and in accordance with standard plans and specifications on file in the off ice of the City Engineer; or that a bond in an amount and form satisf actory to the City of Anaheim shall be posted with the City to guarantee the installation of said engineering requirements. 3~ That the owner of sub,~ect property shall pay to the City of M aheim the sum of 15~ per front foot along Center Street, for tree planting p~uposes. 4. That the completion of these reclassification proceedings is contingent upon the granting of Variance No. 1704. 5. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a period of 180 days from date hereof, or such further time as the ~ity Council may grant. 6. That subject property sha11 be developed substantially in accordance with plans and specifications on file with the City of M aheim, marked Exhibit Nos. 1, 2, and 3. 7. That all air-conditioning facilities shall be properly shielded from view from abutting streets, prior to final building inspection.
