That the proposed commercial use will adversely affect the adjoininq land uses already established For industrial purposes and tf~e growth and development of the Soui:heast Ind~strial Area in whir.h it is proposed to be located~ 3. That industries nave been established in close proximity tc~ subject property on the premise that the city of Anaheim would guarantee tl~at properties zoned for industrial purposes would be so developed, and to grant subject petition would be refute and actual or assumed guarantee so made, by permitting commercial developmen{: with its increase in traffic into the industrial area~ 4.
