February 2$, 1966, at 2;00 o'clock P.111., notice oE soid public hr,aring having been duly given as required by
lew and in accordance with the provisions of the Anaheim Municfpnl Code, Chepter 1f3,68, to hear and consider evidence for
end ageinst soid proposed vari~nce and to investigate and meke findings and recommendations in connection therewith;
end
WIiCREAS, seid Commission, nfter due inspection, investigation, end study made by itselE cand in its behalf,
and nfter due consideretion of nll evidence and reports offered at seid hearing, does find end determine the following
facts:
1, Thet the petitioner requests A variance from the Aneheim Municipal Code: Sec.tion 1~.?_R.02Q whicfi
permits only residential uses in an R-2, Multiple Family RE;idE~ntial, Zone to establisli
a physical therapy clinic in the existing residencc,
2. That there are no exceptional o: extraordinary rircumstances or conditio~~s
applicable to the praperty involved or to the intended use of the property that do not
apply gEnerally to the property or class of use in the sarne vicinity and zo^e.
3. That the requested variance is ~ot necessary for the preservatior, and enjoyrrent
of a substantial property righ~; possessed by other property in the sa~e vicinity and zone,
and denied to the pz~operty in question.
4. That the requested variance tivill be materially detrimental to the public welfare
or injurious to the property or improvemPnts in such vicinit,y and zo~~e i~: which the property
is located.
5. That the proposed commercial use ~f subiect property v~ould have a deleterious
effect on the existiny rpsidential environment ar.d character of tr~e aiea.
6. That the proposed use woulci encourage corrmercial reques~~s by variar~ce for <~ther
properties in ~:he immediate vicinity of subject property.
7. That strip commercial land usF should not be encouraged for residential structures
and properties Fronting o~ Broadway in this area.
