That the proposed use is proper.ly one for which a Conditional Use Perr.;it is authorized by this Code, to wit: establish an automobile sales and servic~, agency, with waivers of Section ~s~.OR.440, which requires that a parcel shall havc frontaqe on a publir, street; Section 1~.62.09U(B-1) which permils one (1) free-standina sian for sub,ject property to permit three (3) free-standing si9ns; and Sect.ion 1~;.62.~90(B-;,) whic-.I~, reuuires that a free-standing sign shal.l be located within ti~e center 40~ of the pro}>erty tn locate a sign at the north, west, and east corne~ of subject property. 2. That the Cornmission deems it proper to have two free-~tandin~ ,igns, one sign to be located on the northerly portion of subject property immediatel.y adjacr~nt to the ar,cessway to the frontage road, and one siqn be located in th~ center 40% af tiie freeway frontage property; however, the request for the third sign i~ hereby denied. 3. That the proposed use will not adversely affect the adjoining land uses and the orowth and development of the area in which it is proposeci tc, be l~cated. 4. That the size and shape of the site proE~osed for the use is adequate to allow the ful]„ developrnent of the proposed use in a rnanner not detri.rr,ental to the partic~~lar ~r.ea nor,~ the peace, health, safety, and general welfare of the Citizens of tht~ Cit~/ of Anaheim. 5. Th t the g.ranting of the Conditionai Use Pern~it under the conditions imposed, if any, will not be detrir~iental to the peace, health, safety, and general welfare of the ~itizens of the City of Anaheirri. 6. That this action taken by the City Planniny Commission shall take precedence over that portion of C}~a~ter 4.OR of the Anaheim Municipal Code relating to maxirnum display permitted. 7. Th~t thc Com~nission deems it necessary to recommerid to the City Co~incil that parking along the frontage road, leadina from Anaheim Boulevard across the Santa Ana Freeway, shall be prohibited.in order to provide the full wiclth of the road for moving traffic. ~. That Lra~h storage areas shall. be pruvided in accordance with approved plans on Ei.le with tfie office of the Director of Public Works. 2. That f9se hydrants shall be lnstalled as required and determined to be necessary by the Chief of the Fjre nepartment.. 3. That Condition Nos. 1 and 2, ab~ve mentioned, shall be complied with priar t.o fi.nal btiilding inspecti.on. ~1.
