That the lncation of the proF~oseii hofbrau in a small convenience shopping cer~ter would 1~~ incompatible with the residential uses established to th~ north, west, south and east of sub~ect pr~~perty. 3. That the proposed use wi 1 1 adversely affect the adjoining land uses and the cirowth and deveiopment of the area in wh ich it is proposec! to be located. n. That the pi~oposed use will be detrirnental to the peace, health, safety and general welfare of the Citizens of !he City of Anahei.m, because there would be increased i:raffic, and unnecess~ry noises due to the hours of operation. ~i. That tf~e parkiny facilitiea for the proposed hofbrau would be inadequate to serve the use, and parking for the shopping center's facilities is already below the present parking standards. 6. That the proposed hofbrau could not be considered a family type facility, ~ince the plans did not indicate a separation between the bar a~~d dining areas. 7. That ttie size and shape of ~he kitchen facilities is inadequate to provide food se:vice for the proposed hofbrau. ~.
