efter due consideration of ell evidence end repo~ts offered at sa;d hearing, does Eind and determine the Eollowing facts:
1. Thet the petitioner proposes e reclassification oE the above descri-;rd proFert~ Erom the R-A, Agricultural,
Zone to the C--1, Goneral Cornmercial, Zone to establi.sh a neighborhuod shopping center,
2. 1'hat the proposed reclassification is in conforrnance with the General Plan.
i 3. That the proposed reclassification of subject property is n~:cessary and/or desirable for the orderly and pro-
~: per developr~ent of the community.
4. Thet the proposed reclassification of subject pcoperty does pcoperly relate to the zones and their permitted
i uses locally established in close proximity to subject property and to the zones and their permittzd uses generally estab-
lished throughout the community.
5. That the proposed reclassification of subject property does require dedication ror
and standard i.mprovement of abutting streets because said property does r.elate to and abut
upon streets and highways which are partially improved to carry the type and quantity of
tr~ffic which will be generated by the permitted uses, in accordance with the circulation
element of the General Plan.
6. That no one appeared in opposition to subject petition.
