April 25, 1966, at 2;00 o'clor.k P.M. notice oE said public hearing having been duly given as required by
; law and in accordance with the pn~vislons, of the Anaheim Municipal Code, Chepter 18.72, to hear end consider evidence
, for end ageinst said proposed reclassifIcetion and to investigate and m ake findings and rec~m m endations in connectlon

WHEREAS, seid Commission, efter due inspecllon, investigation, end study mede by itself end in its behalf, and
efter due consideration oE all evid~~nc!-~ end reports ofEered at snid hearing, does find and determine the following facts;

1. That the petitioner propc~~~er, a reclessificatiun of the above described property fcom the R-/, AGRICtJLTURAL
~ ZONE to the C-1, GENERAL CX)!~!~;ERCIAL, ZONE to establish a com^~2rcial shopping center and a
separate.restaurant buildii~:~ on subject propertyo
~ 2~ ihat the oraposed recl~assification is in confoz~~~ance with the General Plan,
3. That the proposed reclassificetion of subject property is necessery and/or desireble for the orderly end pro-
per developnrent of the community.
4. Thet the proposr~d reclessificetion of subject praperty does propecly relete to the zones end their permitted
uses locally established in close proximity to subject prope:ty and to the zones end their permitted uses generally este@t
lished throughout the community.
5o That three gas lines of the Standard Oil Company exist in Knott Stree~t, and the
applir.ant should contact the cornpany to determine their requirernents fo.r relocation, replace-
ment and/or protection.
6. That the proposed reclassification of subject property requires the dedication and
improvement of abutting streets in accardance with the Circulation Element of the General Plan,
due to the anticipated increase in traffic whicti will be generated by the ir~tensification
of land use~
