WNEREAS, seid Commission, after due Inspectlon, fnvestigation, end study mada by ltself ~nd !n its behelf, and
efter due c~nsideration of ell evidence end repotta offered et said hearing, does find end determirte the following fects:
1. Thet the proposed use is ptoperly one for which a Conditional .Use Pormlt !s authorized by this Code, ta
;~; establish a walk-up restaurant on subject property.
2. That the proposed use w;(1 not adveraely affect the edjoining lend uses end the grovvth and development of
the acea in which it is proposed to be located.
3. T'hat the size end shdpe of the site proposed for the use is adtquute to allow the Eull •' ••relopment of the
proposed use in a menner not detrimentel to the patticuler area nor to the peace, health, safety, and general welfere
of the Cit(zens of the City of Anaheim.
4. Thet the grentir,g of the Conditional Use Pecmit und~r the conditions lmposed, iE any, will not be detrimentel
to th~ ;~eace, health, seEety, and general welEere of the Cltizens of the City of Anaheim.
5. That the petitioner stipulated to developrnent in accordance with the C-1,Site
Develop,rent Standards, and further, to redesign the parking area to encourage ingres~ from
Harbor Boule~rard and egress to Romneya Drive.
