That under th~ authority of Code Section 1~.64.U70, waiver of Section 1R.~,2.09U(B-~) to perr,~it a 300 square foot free-standing sign 31 feet in height within 300 feet of a single Family rPsidential zone is hereby granted. 3. That the requested waivers of Sectiens 1~.62.09u(B-1), 1A.62,090(B-5),and '~.62.090(D) are hereby denied based on the Fact that the Sign Ordinance together wit}~ the variance herein granted provides fa: adequate signing of subject property. 4. That the proposed use, as approved, will not adversely affect the adjoining land uses and the growth and development of the area in whicl-~ it is proposed to be located. 5. That the granting.of the Conditional Use Permit ;~nde.r the conditions imp osed, if any, will not be detrimental to the peace, health, safety, and general w°lfare of the Citizens of i:he City of Anaheim. 6. That tha owners of ~ub,ject property shall deed to the City of Anaheim a strip of l~nd nc~ feet in wicJth, from the center line of the street, alonq Anaheim Boulevard, including a 15-foot radius cornsr return, for street widening purposea. 2. That the owners of subiecl property shal] pay to the City of Anaheim the surn of 15Q per. front foot al~ng Anaheim 8uulevard and Water Stxeet, for tree planting puxposes. 3. That tr.ash storage shall be provided ir~ accordance wlth aprroved plans on file with the offlce of the Director of Public Works. ~1. That any ~ir-canditioning facilities proposed sf~all be properly shielded from view froin abutting street. 5~ That sub3ect property shall be developed substantially in accordance with ad~pted Se~~vice Statior, Minimum Site flevelopment Standards, prior to fin~l building tnspection. 6. That !.'ondition Nos. 3, 4, and 5, above mentioned, shall. Ue c,~rnplied v~ith prior to tin~~] buildinq inspection. 7. That subject property shall be developed substantially in accordance with plans and specificati.ons on file marked Exhib~t No. 1, 2, and 3, provided, however, that the petitioner shall corr~ply with all provisions of the Sign Ordinance not speci.fically w•aived by this action.
